Rent Reviews
The Rent Reviews feature allows you to manage and track the progress of a rent review by entering a suggested amount, contacting the owner, adding the outcome and notifying the tenants.
Additionally there is the Rent Reviews table, accessible from the left side panel, that gives an overview of all rent reviews due and those tenancies without a date set.
Note - Currently no rent review information is shown in the landlord or tenant's Street account and landlords are not able to add their decision via their account.
From the tenancy page, you will see the Rent Review card on the right hand side.
From here you can click the 'set / edit next review date' button to set the date or edit an existing one and click the 'view rent review' button to access the rent review to begin the process.
Note - You can also set a rent review date and access a rent review directly from the Rent Review table.
Step 1 - Suggested Rent Amount
The first step of the rent review process is to set your suggested amount to adjust the rent by, either by entering a financial value or a % increase.
This step is for informational purposes and is not shared with the owner or tenant. You can skip this step if you wish by clicking the 'skip to contact owner' button.
Step 2 - Contact Owner
Next you need to email the owner with the details by clicking the 'email owners' button.
Here you can free type an email to the owner however we would highly recommend making use of Correspondence Templates by creating a template relating to rent reviews that you can select to use. This template can use merge fields that pull in the information from step 1 (if you've completed this step) as well as previous rent review information making it very easy to set the email up.
You can also use the 'add note' button to add any notes relevant to the discussion with the owner re the rent review.
Step 3 - Owner Decision
The next step is to enter the owner's decision into Street. Currently it's not possible for owners to enter their decision via their Street account so you would need to update this in Street manually. Here you have two options to choose from.
Maintain the current rent which allows you to set the next rent review date and complete the rent review. This will have no impact on the tenancy or rent amount and will complete the rent review process.

Adjust the rent which allows you to set the new rent amount and set a date when that change should come into effect. If you manage your accounting in Street, this date will also update the rent charge on the tenancy.
Step 4 - Serving Notice
If you choose to adjust the rent, the final step is to serve notice for the tenant. You can either click the 'mark as served' button to manually record it as served outside of Street such as personal delivery or mailed in the post or you can generate a document within Street.
If generating a document, you must have a document template that relates to Rent Reviews that you can use to send to the tenants.
Note - You must be a company admin to create a document template.
Once you've generated the document, you can again choose to mark as served outside of Street or click the 'serve by email' button to email it via Street.
If serving by email, you can free type the email or choose from a correspondence template so again we would highly recommend creating a template that can be used to send to tenants to accompany the notice document.
Note - Should you need to, you can also serve additional notice by clicking the three dots to the right of 'serve by email'.
Step 5 - Outcome
With the notice served, the rent review status will update to completed and you will see the option to 'mark as contested'
Additionally, if you manage your client accounting within Street, you will see the banner highlighting that if the review is not contested, the rent charge will update accordingly on the rent increase date selected.
If the rent review is not contested, you have now completed the rent review workflow.
Step 6 - Contested
If the tenants contest the rent increase you should mark it as such on the rent review which will leave a log of when this happened and allow you to add any notes needed.
From here you can enter the final rent decision, by either adjusting the rent or maintaining the current rent. This step works identically to step 3, either adjusting the rent and entering the amount, date to change and next rent review due date or maintain the current rent and set the next rent review date.
When you are ready, click 'complete rent review' to complete the workflow!
