Document Templates
Before you start creating a document template, we highly recommend you read our Document Templates Overview article first. This will give you an introduction to how document templates work in Street, what can and cannot be done and how to get the most out of your templates.
Creating a New Document Template
Note: Only Company Admin users will have access to create document templates.
To create a document template, you will need a document letterhead saved in your Company Settings. If you need help in setting this up, please see this Document Letterheads help article.
Once you have a document letterhead setup, go to Settings (on the left side panel at the bottom) > Company Settings section > Document Templates > click Create New:

Template name
To begin, enter a template title, for example 'Agency Agreement'. The name you assign here is what will show on the drop-down selection when choosing which document template to use, so use something that will make the choice of template easily identifiable.
Template relates to
Next, it's extremely important that you associate the document with the correct part of the system in the 'Template relates to' field as the document will only appear in that area. For example, a Post-Valuation template that relates to Valuation would only appear when creating a document from the Valuation page.
Additionally, the 'template relates to' field controls what merge fields are available from within the document template. For example, associating the document to the valuation opens up merge fields like "fee inc. VAT" or "valuation amount". If the document was associated with the property for example, these merge fields would not be present as a property can be in many different stages over the course of your interaction with it.
A property can also have multiple valuations attached to it, so by assigning the template to the valuation stage, it will give Street the ability to identify the right fees for the correct valuation you are dealing with.
Note - Once a template has been created, it is not possible to change what are it relates to.
Letterhead and envelope window address
Next, select the relevant letterhead (as setup here) and whether the template should include an envelope window address and, if so, which recipient it should show.
If selected, the 'envelope window address' will show the recipient's name and correspondence address in the standard area for an A4 envelope window.
Cover and back pages
Finally, you have the option of adding a cover page and back page. These are fixed content pages where you can upload a pre-designed PDF file of your choice to go at the start or the end of the document.
This gives you complete customisation and control over your branding, design and tone, so you can incorporate complex designs, though is a fixed PDF file, so it cannot contain content that needs to be editable in Street.
You can upload as many cover and rear pages as you wish, as long as they are uploaded as one single PDF file.
Creating the Content
The next step is to create the content of the document.
Across the top bar you can customise the formatting of the text. You can also adjust the settings, edit the title and preview what the document would look like.
Merge Fields
On the right hand side you have access to merge fields. As mentioned previously, these are specific to what area the 'template relates to' (selected when first creating the template) and will pull the relevant information from the valuation / property / applicant etc.
E-Signature Merge Fields
Note: This option will only show if you have the Eversign integration enabled. For more information on this, see our Eversign Integration help article.
Clicking E-Signature will show the available e-signature merge fields, allowing you to generate specific e-signature fields as well checkboxes and free text entry. As with standard merge fields, e-signature fields are specific to what area the 'template relates to'. For example, as you can see below, a template that relates to Valuation will show owner and agent merge fields whereas relates to Sales Offer will also show solicitors and applicant fields:
Below is an example of what a document template including both standard and e-signature fields may look like:
Note - Document templates will show just one 'signature' merge field, ie one 'owner_signature' field however when the document is generated, it will populate as many signature fields as needed, ie if there are two owners, each owner will get their own signature field.
Once you are happy with the document, click Save at the top right and then the document can be used in the part of the system it has been associated with (eg a valuation document can be generated for any valuation).
Editing a document template
To edit a document template head back to Settings (on the left side panel at the bottom) > Company Settings section > Document Templates. Look for the template you want to edit and click the three dots on the right hand side > edit.

This will load the content page where you can change the content, formatting and merge fields.
You can also click Template Settings at the top left which allows you to edit the template name, the letterhead and envelope window settings and update / remove the cover pages.
