What is a Home Report?
A Home Report is a legal requirement if you are selling a property in Scotland (though there are a few exceptions).
The Home Report was introduced by the Scottish government in 2008 to address the aims identified in the Stewardship and Responsibility report:
To provide better information about the condition of properties to sellers and buyers before offers are placed (and give sellers an incentive to carry out repairs before marketing their properties)
To address the problem of multiple surveys and valuations being carried out
To address the problem of artificially low asking prices being set
A seller or selling agent must give the applicant / buyer a Home Report within nine days of them asking for it. If they don't give the applicant / buyer the report within nine days, they can contact their local council's trading standards services.
More information on what a Home Report is can be found on the Scottish Government website.
Note - Home Reports are a requirement in Scotland only and therefore only a feature for agents with properties in Scotland.
Uploading a Home Report
From the property page go to edit (top right) > edit property > property tab > property details.
Scroll down and look for the Home Report card. Here you can upload the document into Street.
Sharing the Home Report on the portals
Once uploaded you can also choose to include a link to the home report on the portals by ticking the 'include link on portals' option. This will allow prospective buyers to view the home report directly from the listings.
Home Report Link in Documents
When creating a document template you can use the 'Home Report Link' merge field to include a link to the home report.
