How to convert AST tenancies to Periodic to comply with the Renters Rights Act

Converting Tenancies from Assured Shorthold to Assured Periodic

The Renters' Rights Act features are now live in your account!

In order to comply with the Renters Rights Act, all Assured Shorthold Tenancies (ASTs), both fixed term and periodic, must be converted to new periodic tenancies by 1st May 2026. You can read more on the government website: https://www.gov.uk/government/collections/renters-rights-bill

Street's conversion tool allows you to do this in bulk or individually, ahead of the deadline, so you can work through your portfolio at your own pace.

How the Conversion Works

When a tenancy is converted, Street will update the current term's end date to 30th April 2026 and automatically create a new periodic term starting 1st May 2026. However it's important to note that the new term will not become active until 1st May - your existing term remains in place until then.

The new periodic term carries over the existing rent amount, deposit, frequency, tenants, guarantors, and any additional clauses from the current term. You can review the before and after from the History tab on the tenancy page.

Eligibility

To be eligible for conversion, a tenancy must:

  • Be an Assured Shorthold Tenancy (AST)

  • Have an active or upcoming term

  • Have an annual rent above £250 and below £100,000

    • Note — Minimum rent is £1,000 in Greater London

  • Not have already been converted

  • Not be ending before 1st May 2026

  • Not have an active ending tenancy notice (including Section 21)

  • Not have an active move out in progress

  • Not have an active renewal that has reached a decision stage (Renewing, Periodic Agreed, End Tenancy Agreed, or Finalised)

  • Not be a term of 21 years or more

  • Not have company tenants

  • Not have overlapping tenancy terms on the same property

Tenancies will also be excluded if the property is Purpose Built Student Accommodation (PBSA), a holiday let, or an agricultural holding, or if the owner is also a tenant.

Bulk Converting Tenancies

To bulk convert your tenancies head to the Tenancies tab in the left side panel. Here you'll see a banner at the top of the table with some information about the RRA changes and how it works. Click 'Begin Conversion' to start.

Note - Clicking Begin Conversion does not immediately convert your tenancies. It takes you to a review stage first.

The review page shows the number of tenancies eligible for conversion and how many are excluded.

When you're ready, click 'Confirm Conversion' and Street will begin processing the changes and you'll see progress update in the tenancy table.

When complete, the banner will update to confirm the conversion is done. Converted tenancies are marked with a green circular arrow icon in the table.

You'll then be prompted to contact your tenants via email by selecting the check boxes on the left of the tenancy. You can choose to send emails straight away or skip and do it later. For more information, see our Contacting Tenants and Landlords help article.

Individually Converting Tenancies

To convert tenancies individually, open the tenancy page and you'll see the conversion banner at the top.

If the tenancy is eligible, click Convert to Periodic, review the changes, and click Confirm. If the tenancy is not eligible, the banner will show the specific reasons why so you know what's preventing conversion.

Once converted, the banner will update to confirm the tenancy has been converted to periodic.

Undoing a Conversion

If you've converted a tenancy in error, go to the tenancy page and click Undo Conversion in the banner at the top. This will delete the new periodic term and restore the original term end date, whether that was fixed or periodic.

Note - It is not possible to bulk undo conversions. Conversion undos must be done one tenancy at a time.

Converted Tenancies Report

To keep track of your RRA conversion progress, head to Reporting in the left side panel where you'll find the Conversion Report.

This report gives you a breakdown of your tenancy conversions, showing how many tenancies have been converted and if the tenants have been contacted. You can filter by branch to review progress across different branches and export the data to CSV if needed.
