The Renters’ Rights Act: What You Need to Know

The Renters' Rights Act features are now live in your account!

The Renters’ Rights Act represents the most significant change to the private rental sector in over 30 years. Officially coming into effect on 1 May 2026, the Act fundamentally shifts how tenancies are managed, from their initial setup to how they are brought to an end.

At Street.co.uk, we have updated our CRM to ensure your agency remains fully compliant with these new regulations while maintaining the streamlined workflows you rely on. Key Changes at a Glance

Move to Periodic Tenancies

Fixed-term Assured Shorthold Tenancies (ASTs) are gone. All tenancies are now "Rolling" or Assured Periodic Tenancies (APTs) from day one.

From 1 May 2026, every active AST in your database must be treated as an Assured Periodic Tenancy. Within Street you can navigate to your Tenancies table, or an individual tenancy, to begin the conversion process. Converting a tenancy will update the end date of the current term to be 30th April and create a new upcoming periodic term with a start date of 1st May.

Inform Tenants and Landlords

With the changes to how tenancies work, both tenants and landlords need to be informed.

As part of the tenancy conversion process, you will have the option to bulk contact tenants, And landlords can be reached in bulk via the Broadcasts feature.

New Compliance Requirements

Mandatory digital information sheets must be served to all existing tenants by 31 May 2026.

Included in the bulk contact tenants feature, the Renters' Rights Act Information Sheet will automatically be included when sending the email.

Abolition of Section 21

"No-fault" evictions have been removed. All repossessions must now follow the Section 8 process with a valid legal ground.

With the removal of Section 21, the End Tenancy workflow in Street has been redesigned to cover the updated Section 8 grounds and compliance documentation, additionally allowing you to both generate and serve notice.

Notice Period Adjustments

Tenants can now give 2 months' notice at any time. Landlord notice periods vary based on the ground used but are generally longer (e.g., 4 months for selling or moving in).

When ending a tenancy and completing the notice grounds and dates section, you will see the notice required based on the ground selected, ensuring you remain compliant when adding the notice end date.
