How to use generate a landlord's income report using the Making Tax Digital report

Making Tax Digital

Making Tax Digital for Income Tax Self Assessment (MTD ITSA) is a UK government initiative requiring landlords to keep digital records and submit quarterly income and expense updates to HMRC. Street's MTD Reports feature helps you generate and send these reports directly to your landlords, making it easy for them to meet their filing obligations.

Note - Reports generated in Street are for landlord reference and to support their own tax filing β€” Street does not submit reports directly to HMRC.

Accessing MTD Reports

Head to Reporting in the left-hand panel and look for the HMRC Reports section. Click Making Tax Digital Reports.

Note - To access the MTD report you will need a role with the permission 'Allow this user to manage client accounting' enabled.

The MTD Dashboard

The main dashboard lists all landlords in your network who have an active accounting account in Street. For each landlord, you can see a breakdown of their properties as well as key financial information including their income and expenses for the selected period and when their last quarterly and yearly report was sent.

You can also filter this list and export using the export to CSV button.

Note - To access the Export to CSV button you will need a role with the permission 'Allow this user to export data from Street' enabled.

Sending a Report to a Landlord

Street generates two types of MTD reports:

  • Quarterly reports - covering each of the four UK financial quarters

  • Yearly reports - covering the full financial year

To choose which report to send, from the main dashboard first select the report type, quarterly or yearly, and then the period, choosing between which quarter or year to view.

With your type and period selected, you have a couple of options for sending a report to the landlord.

Sending Reports from the Main Dashboard

From the main dashboard you can either select individual landlords or bulk select multiple landlords by ticking the checkboxes on the left of the landlord name or clicking the 'select all items matching current filters' option to select every landlord.

From here, you can either send the report to the selected landlord/s via email

Sending Reports from an Individual Landlord

Alternatively, you can access an individual landlord report page by clicking on their name.

From here you'll see a detailed breakdown of their tax report including their total income, total expenses, and net income for the selected period, followed by a full breakdown of transactions across all their properties.

Each transaction shows the key information including the date, type (income or expense), counterparty, the landlord's ownership percentage, their proportionate share of the amount, and the HMRC tax category it falls under.

You can use the 'email report' button at the top right to email the report to the landlord.

Tip! When emailing, the CSV report is automatically attached and you can customise the subject line, write a message, select your 'from address', and add your email signature.

Additionally a record of every report sent is logged against the landlord's activity, including the report type, period covered, and who sent it.

Downloading a CSV Report

From both the main dashboard and the individual report you can download the data to CSV using the 'download to CSV' button at the top right.
