Scottish & Welsh Landlord Registration Numbers
Scottish and Welsh agents are legally required to show a landlord registration number - a Scottish Landlord Registration or Rent Smart Wales number - on every listing and in every tenancy agreement. Street lets you record these numbers against a landlord, track their expiry, and have them pulled through automatically wherever they're needed, rather than tracking them separately outside the platform.
Adding a Registration Number to a Landlord
You can add a registration number in two ways. From the property, open the ownership record's Overview tab, where you'll find the Landlord Registration No. card in the right-hand column, and click Add landlord registration at the bottom of the card.
Here, you'll find the Landlord Registration No. card. This appears for both individual and company ownerships.
From here you can record either a Scottish Landlord Registration number or a Rent Smart Wales number, along with an issue date and expiry date. Term defaults pre-fill the expiry based on the issue date - 3 years for Scotland, 5 years for Wales.
Note - the correct expiry date will generate automatically, but this can be overridden manually.
The "Apply to this ownership only" toggle controls how widely a registration number is used. Leave it off, and the number applies to every property this landlord owns; switch it on and it's limited to this one property. This is useful where a landlord holds separate registration numbers for different properties, rather than one number covering their whole portfolio
Joint Ownerships
Where a property has more than one landlord, you can choose which landlord's registration number applies to the shared ownership, or give the ownership its own number where it needs one separate from either individual landlord's.
Where the Registration Number Appears
Once added, the resolved registration number is surfaced automatically wherever it's needed, based on the property's jurisdiction:
On portal listings.
On document templates that relate to a tenancy, lettings application or property via the 'Landlord Registration' merge fields.
Missing & Expired Warnings
If a registration number is missing or has expired, Street shows a clear warning in three places: on the landlord's registration card, on the listing screen, and in the end-of-tenancy compliance section.
Note - A missing or expired registration number will not block a listing from publishing.
End-of-Tenancy Compliance
When ending a tenancy in Scotland or Wales, the compliance checks also confirm the landlord's registration is in place - Scottish PRT notices and Welsh RHW notices for Rent Smart Wales both check this as part of their compliance section. Tracking Registration Expiry
A dedicated Landlord Registration tab shows every registration number you've added in Street, along with its expiry status, so you can keep on top of renewals across your portfolio.
To find the Landlord Registration tab, head to Tasks > Property Compliance > Missing Certificates > Landlord Registration:
