Overview
Sometimes you don’t need to make a full payment each month and in those cases, you can make a Partial Payment instead. You can do so through the Tenant Portal.
Note: This feature is only available if your property manager allows Partial Payments. Also, if you have Auto-Pay turned on, the system will still proceed with the total amount of that payment each month, so make sure that if you’re only making a Partial Payment, you cancel your scheduled Auto-Pay by deleting your existing Auto-Pay or changing the date on when you want it to run again.
The Steps
To make a partial payment on the tenant portal, click Make a Payment on the Home page.
If you have an active auto-pay already set, you'll need to decide if you want to edit the exiting auto-pay or continue making another payment. For this tutorial, we are going to click "Make Another Payment." Continue to Step 3 if you don't see this screen.
On the Make a Payment wizard, on the Payment Details step, select Single Payment under the Choose Frequency section. Enter the partial payment amount you want to pay under Payment Amount, and then enter the Payment Date of when you want that payment to be made.
(If you see that the Payment Amount field is greyed out, you do not have access to make partial payments. You will need to contact your property manager if you want to make a partial payment online.)
Click Next.
On the Payment Method section, select the saved payment option you want to use. If you don't have a saved payment method, you'll need to enter one. For instructions on how to enter a new payment method, refer back to this article: How to Add a New Payment Method on the Tenant Portal.
Click Next to continue.
On the Payment Summary section, double-check all the info and make sure the amount is correct. Pay close attention to the platform fees as this will change depending on the payment method used. If everything looks correct, click Pay Now to complete the setup.
The payment will not be made until the date that you have set and once payments are sent, they can not be canceled.
Click Pay Now to complete the payment.
You will get a confirmation after the payment was scheduled. Click the X at the top right corner to exit.
Note: Don't forget to go back and either reenter your auto-pay or edit your auto-pay to continue automatic payments again.
