How to Set Up Auto-pay on the Tenant Portal

Auto-pay allows you to pay each month automatically and on time.

Overview

You can easily pay your rent and other charges through the Tenant Portal with a few simple steps. Whether you are paying by credit card or by bank transfer via ACH, the Tenant Portal makes online payments a breeze.

There are several reasons why making payments through the Tenant Portal can be beneficial.

  • It can save you time and effort because you don't have to go to a physical location to make a payment.

  • Online payments can be more secure than traditional methods because they often use encryption and other security measures to protect your information.

  • Online payments can be convenient because you can make payments from anywhere with an internet connection, and you can schedule payments in advance.

The Steps

How to set up an auto-pay on the tenant portal

For these instructions, we assume you have already added and verified a payment method, either a credit card or bank account (ACH), or Google Pay and Apple Pay. If you need to do this still, please refer to the article: How to Add a New Payment Method on the Tenant Portal.

  1. To set up auto-pay on the tenant portal, click the Make a Payment button on the Home page.

  2. On the Make a Payment wizard, under the Payment Details section, select Auto-Pay under the Choose Frequency section. Under the Auto-Pay Settings section, enter the following information:

    • Rent Payment Due - How much you want to pay each time.

    • Payment Frequency - The schedule of when you want payment taken.

    • Payment Date - When you want the first payment to be made.

    (Pay close attention to the payment start date, as the system will not start taking payments until this date.)

    You can leave Repeat until the end of the lease turned on if you want this to keep running until your lease ends. Otherwise, you can turn it off and set the number of times you want the auto-pay schedule to run.

  3. Click Next to continue.

  4. In the Payment Method section, select one of your saved payment methods, whether it's a credit card or a bank account. If you don't see a saved payment method, you'll need to enter a New Payment Method.

  5. Click Next to continue.

  6. On the Payment Summary section, double-check all the info and make sure the amount is correct. Pay close attention to the platform fees as this will change depending on the payment method used. Also, make sure that the starting date of the auto-pay is correct. If everything looks correct, click Schedule Payment to complete the setup.

    The payment will not be made until the date that you have set.

  7. You will get a confirmation after the payment was scheduled. Click the X at the top right corner to exit.

  8. You'll now be back on the Payments page of your tenant portal. Before you exit, please make sure that you only see one active Auto-pay here. If you see more than one auto-pay here, please delete one of them if you don't want the system to take more than one payment.


Things to Consider

  • Payments can be withdrawn within 72 hours of the date that you have set. Please ensure that you have sufficient funds in your account to cover the payment before the auto-pay is set to run. Otherwise, you could be hit with insufficient funds and reverse payment fees.

  • Auto-pays will run for the full amount each month that you have set. They do not take into consideration any credits or additional charges you might have.
