Overview
You can easily pay your rent and other charges through the Tenant Portal with a few simple steps. Whether you are paying by credit card or by bank transfer via ACH, the Tenant Portal makes online payments a breeze.
There are several reasons why making payments through the Tenant Portal can be beneficial.
It can save you time and effort because you don't have to go to a physical location to make a payment.
Online payments can be more secure than traditional methods because they often use encryption and other security measures to protect your information.
Online payments can be convenient because you can make payments from anywhere with an internet connection, and you can schedule payments in advance.

Tip: Before making a payment, it is best to set up your preferred payment method first. This can be a credit card/debit card, Bank Account, Apple Pay, Google Pay and more. For instructions on how to do this, read: How to Add a New Payment Method on the Tenant Portal
The Steps
For these instructions, we assume you have already added and verified a payment method, either a credit card or bank account (ACH), or Google Pay and Apple Pay.
To set up auto-pay on the tenant portal, click the Set Up Auto-Pay button on the Home page.
On the Make a Payment wizard, look at the Auto-Pay settings and click Change.
This will open the "Auto-Pay Amount Settings." You have three options to choose from here:
Entire Balance - Pay the total outstanding balance for every payment. This will try to pull the exact amount based on the outstanding balance on the account.
Maximum Amount - Define the maximum amount allowed per payment. This will be the max amount you set that can be taken each month.
Fixed Amount - Pay the same amount for every payment. This will be the same amount taken each time regardless of what is owed.
Click Save to continue.
Next, look at the Payment Frequency and the Payment Date you want your Auto-Pay to start taking payments. The frequency will align with what your current recurring rent schedule is as will the payment date. You have the choice of changing the payment date however.
You can leave Repeat until the end of the lease turned on if you want this to keep running until your lease ends. Otherwise, you can turn it off and set the number of times you want the auto-pay schedule to run.
Click Next to continue.
The next step is to select a payment method. Select the saved payment option you want to use. If you don't have a saved payment method, you'll need to enter one by clicking "New Payment Method." Click Next to continue.
On the Payment Summary section, double-check all the info and make sure the Payment Schedule, Payment Setting, and First Payment Date is correct. The Payment amount will depend on which Payment Setting you chose. Pay close attention to the platform fees as this will change depending on the payment method used.
(Note that the payment will not be processed until the date that you have set. Once the payment begins processing, they can not be canceled.)
You will get a confirmation after the payment was scheduled. Click the X at the top right corner to exit.
Next, go to the Payments page of your tenant portal. Before you exit, please make sure that you only see one active Auto-pay here. If you see more than one auto-pay here, please delete one of them if you don't want the system to take more than one payment.
Things to Consider
Payments can be withdrawn within 72 hours of the date that you have set. Please ensure that you have sufficient funds in your account to cover the payment before the auto-pay is set to run. Otherwise, you could be hit with insufficient funds and reverse payment fees.
