You can broadcast properties on TAN without a signed listing agreement, but you must first have permission from the homeowner.
Note: Broadcasting is a great option for when you want to reach all top agents in your area and trust the seller. We also have an option to gauge real buyer demand, without sharing the property information with anyone through TAN. Hidden Quiet Sellers allows you get buyer demand data and share with the seller in order to win a listing or make a one-off sale. Read more here.
In fact, many top-producers use TAN as a way to show potential sellers that their property will attract strong offers. It works like this:
The agent asks the homeowner "Could I share your property within my network of local top-producers? You won't have to sign a listing agreement and you might get a great offer."
If the homeowner explicitly says 'yes', the agent broadcasts the home as a non-MLS property.
If the property generates interest from TAN members, the agent can then say to the potential seller: "Several top-producing agents are interested in your property — and we haven't even listed it on the MLS yet. Would you like to talk about selling your home now?"
