It's essential to make sure your buyers have every advantage and opportunity.
After all, your buyers expect you to use your network to help them find their ideal home - leaving no stone unturned. They LOVE it when you can help them uncover unlisted, off-MLS and coming soon properties. (And the most exclusive listing is the one in the listing agent's head!)
The best way to do this? Adding your buyer needs to TAN to find matching properties. Matching your client's needs with the relevant agent(s) is the essence of the TAN platform. TAN reduces the number of phone calls, emails and other channels you need to employ in order to connect with the agents who have what your buyer is looking for.
There are two ways to add your buyers to TAN to find matching properties.
1) Add your client quietly
You can add your client and only connect with top agents who may have a match for the other side of the deal, without sending an email to the entire TAN chapter.
This is ideal for most of your buyers. You can add your buyers' criteria and get instant matches. You'll see which top agents have a property that’s a good match for your client. And you'll also stay updated on new matches by getting an immediate update when a TAN member adds a property that matches your client’s criteria.
To add your buyer to TAN, go to the TAN home page and click "My Client is Buying" and then click "Add Buyer Quietly".
Fill out your buyer's criteria on the simple form then click the button to add.
If you enter a buyer and don't get any matches, you can convert it to a broadcast later to send an email to all TAN members with just a few clicks.
2) Broadcast a buyer need
Have a motivated buyer who can’t find what they want on the MLS? Try broadcasting their buyer need. This is the same as adding a client, but an email gets sent to all your fellow TAN members.
Here’s how to broadcast a buyer need on TAN:
First, make sure that your buyer is a good fit for broadcasting. They should:
Be highly motivated, qualified and realistic
Have unique needs. This might include wanting an unusual floor plan, structure type or specific address, etc.
Have already seen what's available on the MLS
(note: If your buyer doesn’t meet the above criteria, we recommend adding them quietly instead.)
On the homepage click "My Client is Buyer" and then click "Broadcast a Buyer Need".
After clicking “Broadcast a Buyer Need”, you will fill out a short form with information about what type of property your buyer is looking for.
Once you’ve filled the form out and all the information is correct, click “publish” at the bottom of the screen. You will see a banner confirming your broadcast has been published.
Once you’ve published your broadcast, you will see a list of properties that match your buyer. You will also get an email notifying you of any properties that are added to TAN that match your buyer.
Searching properties on TAN
You can filter properties by price, location, property type and TAN status (active, sold or withdrawn/expired) on the Chapter Activity Properties page. You can also search by keyword or address.
This will only show properties that were broadcast on TAN, not sellers added quietly for matching purposes only. It's a quick way to drill down into different criteria and see what's been broadcast on TAN. But to see quiet sellers, you'll want to add your buyer.
Hidden Quiet Sellers
This new feature allows listing agents to gauge real buyer demand, without having to share the property information with anyone. They get a list of top agents with buyer needs that they can share with the seller, to win the listing, make a one-off sale, or convince a reluctant seller. You may not see the property, but those listing agents will see your buyer need and you'll get first access to possible properties that are coming to market. The listing agent might contact buyer agents ahead of the listing presentation, to gather more feedback on buyer demand or do one-off showings.
For those of you with eager buyers, this is a great way to free up more inventory and be noticed by the seller's agent. So, make sure to add quality buyer needs to TAN so you have a chance of being contacted by the seller's agent.
