Step 1: Choose a Template
Start by selecting the ad template that best fits your campaign.
Templates may include layouts for listings, open houses, coming soon campaigns, home value offers, brand awareness ads, recruiting ads, and more.
Once you select a template, you’ll be taken to the Edit Template screen.
Step 2: Replace the Template Images
To replace an image in the template, hover your mouse over the image area you want to change.
When the image becomes editable, click on it and upload your own image.
You can use:
Listing photos
Property images
Agent or team photos
Lifestyle images
Brand graphics
Event images
For best results, use high-quality images that are clear, well-lit, and relevant to your campaign.
Step 3: Edit the Headline
The headline is the main text people will notice first.
Click into the headline field and replace the sample text with your own message.
Examples:

What’s Your Home Worth?
Keep your headline short, clear, and easy to read.
Step 4: Edit the Subheadline
The subheadline is the smaller supporting text underneath the headline.
Use this space to add helpful details such as:
Property address
Neighborhood
Event date and time
Short offer
Call to action
Key property detail
Examples:
123 Anywhere St, Albuquerque, NM
Open Sunday from 1–4 PM
Get your free home value report
Explore homes in your area
Try to keep the subheadline simple so it remains readable on mobile screens.
Step 5: Edit Your Brand Colors (optional)
You can customize the template colors to better match your brand.
Depending on the template, you may be able to adjust:
Background color
Font color
Accent color
Text box color
You can enter your brand color using a hex code, such as:
#2F3339
If you are not sure what your brand colors are, use colors that match your logo, website, or existing marketing materials.
Step 6: Choose Your Font
Some templates allow you to choose a font family.
Select a font that fits your brand and is easy to read. Clean, simple fonts usually work best for Facebook and Instagram ads.
Step 7: Review the Full Design
Before continuing, review the entire template.
Check that:
Your images are correct
Your headline is spelled correctly
Your subheadline is accurate
Your address, date, or offer is correct
Your colors look good together
The text is easy to read
The design still looks clean on mobile
Step 8: Click Next
Once your template looks the way you want, click Next to continue building your ad.
From there, you’ll move forward to create your ad, add details, choose your budget and targeting, and preview your campaign before purchase.
Quick Tips
Use strong images, keep your text short, and make sure your colors have enough contrast. The goal is to create an ad that is easy to understand quickly as people scroll through Facebook or Instagram.
