How do I invite someone to apply to a unit without making it publicly available?

This article is for property manager partners who want to invite a specific individual, or group of individuals, to complete a rental application for a unit that is already occupied or not publicly listed as available.

What Is the Invite-Only Application Flow?

BoomScreen allows property managers to invite specific individuals to apply to a unit without marking that unit as publicly available. This means you can screen new roommates on your terms, without opening the unit to general applications.

Common use cases for invite-only applications include:

  • Replacing a tenant that is moving out

  • Adding a tenant to an existing lease


How to Invite an Individual to Apply to a Unit

To invite a specific individual to apply to a unit without making it publicly available, use one of the two methods below:

Option 1: Invite from the Units or Properties Tab

  1. Go to the "Units" tab in the Boom Partner Platform.

  2. Locate the relevant unit.

  3. Click the "..." menu next to the unit.

  4. Select "Invite to unit."

  5. Select the Rent amount and Screening template

  6. Click “Continue”

  7. Enter the individual's email address.

  8. Click “Add” and if needed enter additional email addresses

  9. Select each applicant’s role from the role dropdown. (Available roles are: Applicant, Guarantor, or Occupant — select the role that matches the individual's relationship to the lease.)

  10. Click "Invite" to send the invitation.

Option 2: Invite from the Applications Tab

  1. Go to the "Applications" tab in the Boom Partner Platform.

  2. Click the "Create application" button.

  3. Select the relevant Property and Unit

  4. Choose the Rent amount and Screening template

  5. Click “Continue”

  6. Enter the individual's email address.

  7. Click “Add” and if needed enter additional email addresses

  8. Select each applicant’s role from the role dropdown. (Available roles are: Applicant, Guarantor, or Occupant — select the role that matches the individual's relationship to the lease.)

  9. Click "Invite" to send the invitation.

Important: This ensures that only the specific individuals your team has invited can access and complete the application — preventing the general public from applying to the unit.


What Happens After the Invitation Is Sent?

Once you send the invitation, the individual will receive an email with a direct link to complete their application. The application they complete will follow the screening settings configured in the relevant screening template for their assigned role.

Only the individuals you have specifically invited will be able to access the application. The unit will not appear as publicly available to other prospective renters.


Frequently Asked Questions About Invite-Only Applications

Can I invite someone to apply to a unit that is already occupied?

Yes. BoomScreen allows applications to be submitted for units that are already occupied, without requiring the unit to be marked as available. To do so, use the "Invite to unit" option from the Units tab, or click "Invite applicants" from the unit detail view. The unit will not be made publicly available as a result of sending the invitation.

Can I invite more than one individual to apply to the same unit?

Yes. You can invite multiple individuals to apply to the same unit by repeating the invitation process for each person. Each invited individual will receive their own email invitation with a personal link to complete their application. If you'd like to invite a group to apply, you should add multiple emails to a single invitation.

What screening will the individual go through?

The screening services applied to the individual's application are determined by the screening template configured for the property and the role assigned to the individual at the time of invitation. To review or update the screening services applied to a template, go to Screening settings in the Boom Partner Platform and select the relevant template.

Can I cancel an invitation after sending it?

If you need to cancel an invitation after it has been sent, locate the invitation by searching for the applicant in the Applications tab and following the steps in the “How to Cancel an Application
