πŸ“Š Using Market Share & Market Trends

Understand your competitive position and track local market activity β€” all in one place.

In this article, you'll learn how to use Courted's two powerful research tools:

  1. Market Share – see how agents, offices, brokerages, or brands rank competitively

  2. Market Trends – track listing activity, sales performance, and market efficiency over time


How to Access

Navigate to the Research section in the left sidebar. You'll find Market Share and Market Trends listed at the top, along with a Saved Reports section below for quick access to any reports you've saved.


πŸ“ˆ Market Share

Market Share lets you benchmark agents, offices, brokerages, or brands within any MLS or location β€” so you always know where your company stands relative to the competition.

Step 1: Choose Your Segment

At the top of the page, click All Filters to open the filter panel. Under Segment, select which lens you want to view the market through:

  • Agents – rank individual agents by production

  • Offices – compare individual office locations

  • Brokerages – compare brokerage groups

  • Brands – compare brand-level performance

Step 2: Select Your MLS

In the filter panel, use the MLS field to search for and select the MLS you want to analyze. This is a required filter β€” your data will be scoped to the MLS you choose.

Step 3: Narrow by Location (Optional)

Under Location, use the dropdown to choose your location type: City, Zip Code, County, MLS Area Major, MLS Area Minor, or Development/Subdivision. Then search for and select the specific area you want to focus on. You can select up to 50 locations.

Step 4: Apply Additional Filters (Optional)

You can further refine your view with these optional filters:

  • Property type – e.g., residential, commercial

  • Property sub type – e.g., single-family, condo

  • Property details – specific property attributes

  • Closed price – filter by sale price range

  • Deal side – buy-side only, list-side only, or both

Once your filters are set, click Apply.

Step 5: Set Your Metric and Time Period

Back on the main page, use the two dropdowns in the top-right:

  • Metric: Choose between Total sales volume, Units, or Average sales price

  • Time period: Choose from Last 12 months, Year-to-date, Quarter-to-date, Last quarter, 2025, or 2024

Step 6: Read Your Results

The page displays two key sections:

Change Over Time (Summary Cards): At the top, you'll see summary cards showing the total number of segments, sales volume, units sold, and average sales price β€” each with a % change vs. the prior period.

Bar Chart: The chart compares the top-ranked segments side by side, split by buy-side and list-side volume. You can compare current vs. prior period performance visually.

Rankings Table Below the chart, the data table ranks every segment in your filtered view and shows:

  • Total sales volume ($) and % change compared to previous period

  • Market share (%) based on sales volume, and change from the previous period

  • Sales Volume: Buy-side and Listβˆ’side breakdown

  • Total closed units (#) and % change compared to previous period

  • Market share (%) based on closed units, and change from the previous period

  • Units closed: Buy-side and Listβˆ’side breakdown

  • There is additional information on the average sales price, closed/list price ratio, average days on market, and price per sq. ft. for their average contributing agent

Click any column header to re-sort the table.

Step 7: Save or Export Your Report

  • Click the Save report button (blue floppy disk icon at the top-right of the page) to save your current filter configuration for quick access later under Research > Saved Reports > Market Share

  • Click the Export to PDF icon (top-right of the chart) to download the bar graph visual summary

  • Click the Export to CSV icon (top-right of the table) to download the full data set

πŸ“‰ Market Trends

Market Trends gives you a real-time snapshot of your local market's health β€” including listing volume, sales activity, pricing, and market efficiency metrics like months of inventory and days on market.

Step 1: Set Your Location

Use the Location quick filter at the top of the page. Choose your location type (City, Zip Code, County, etc.) from the dropdown, then type to search and select the area you want to analyze.

Click on All Filters to choose what specific market you're looking at trends for. The only required selection is MLS, but you can also filter for:

  • Location – city, zip, county, MLS area, or subdivision

  • Property type and sub type

  • Property details

  • Price point – filter by price range

Step 2: Explore Sales Performance

The Sales Performance section shows you listing and sales activity in your selected market. On the left, you'll see four summary cards:

  • Current MTD – month-to-date performance vs. the same period last year

  • Previous Month – last full month vs. the same month last year

  • Year-to-Date – current YTD vs. last year's YTD

  • Last 12 Months – rolling 12-month performance vs. the prior 12 months

Use the Showing dropdown to switch between:

  • New listings – newly listed properties

  • Closed sales – completed transactions

  • Active listings – current inventory

Use the second dropdown to change the metric displayed:

  • Volume ($) – total dollar volume

  • Count (#) – number of transactions or listings

  • Median price – median sale or list price

  • Median price per sqft – price per square foot

On the right, the Performance Over Time chart visualizes this data. Toggle between Monthly, Quarterly, and Annually views to find the right level of detail. Click the Export to PDF icon to save the chart.

Step 3: Explore Market Efficiency

The Market Efficiency section tracks how quickly and effectively the market is moving. Use the Showing dropdown to switch between:

  • Months of inventory – how many months it would take to sell all current listings at the current sales pace

  • Absorption rate – the percentage of available inventory that sells each month

  • Closed avg. days on market – how long listings typically take to go under contract

  • Closed/list price ratio – how close to asking price homes are selling

Just like Sales Performance, you can toggle between Monthly, Quarterly, and Annually views and export the chart to PDF.

Step 4: Use the Data Table

Scroll down to the Data Table for a full month-by-month breakdown of every metric, including:

  • New listings: volume ($), count (#), median price, median price per sqft

  • Closed sales: volume ($), count (#), median price, median price per sqft, avg. days on market, closed/list price ratio

  • Active listings: volume ($), count (#), median price, median price per sqft

  • Months of inventory and absorption rate

  • ...and more!

Use the Monthly / Quarterly / Annually toggle above the table to change the time grouping, and click the Export to CSV icon to download the full dataset.

Step 5: Save Your Report

  • Click the Save report button (blue icon, top-right) to save your current filter settings for easy access under Research > Saved Reports

  • Click the ResearchAI button (sparkle icon) to get AI-generated insights and talking points based on your current market data β€” great for prepping for agent meetings or presentations
