Are you power-using Courted Talent Solutions' Agent Search capability, but still unsure what some of the filters mean or how they're defined?

Agent Type

Likely Team Lead & Likely Team Member: Courted identified a large sample set of agents whom we knew to be team leads and team members. We then associated shared production characteristics of each type, and are using that to predict whether an agent is a team lead or a team member.

We've set these definitions up so that everyone tagged as one of those types is most likely correctly tagged. However, we may still miss some team leads / team agents! For example, if a team leader typically does not include team members as co-broking agents on shared team deals, it's unlikely that we would be able to pick up on that team member accurately.

Location

Location searches for agents by either their Most Transacted City/Zip, their current office location, or their home location. So if I'm an agent whose office is in Coral Gables, but I mostly work in Miami Beach, I will show up in searches for both Coral Gables and Miami Beach.

Note that the search by location does not cover every agent who has transacted in that location - to search for all agents who have closed a deal in a particular area, go to Market Share & filter by agent segment.

Mutual Connections

Mutual Connections refer to any agents who have co-broked with an agent in your office(s).

Potential to Move & Potential to Grow

Time in Industry

This is Courted's estimate of how long this agent has been in the industry, based on how far back their transaction history in the MLS goes. If the agent has previously been active in another MLS that we don't cover just yet, or if they've been in the business for longer than MLS data is available for, then we could be underestimating.

Sales Volume (Last 12 Months)

This is the total of all sales that the agent has closed over the last 12 month period. Agents will get 100% credit for a deal for each side they are listed on. So, if an agent represents both the buyer and the seller, that transaction will count twice towards their total.

Agents will get 50% credit for co-list or co-buy transactions. So, if an agent collaborates with a team member on a listing, they will both get 50% credit for that transaction as counted towards their sales volume.

Note that Sales Volume does not cover off-markets or new developments unless they are entered into the MLS as comp-only transactions. Especially for luxury or higher-producing agents, their actual sales volume could be higher than what Courted has records for.

Rentals data is also not included in sales volume, but is included separately.

Approx. GCI (Last 12 Months)

Approx. GCI is calculated by applying the commission percentage listed in the MLS to each closed transaction. Where the commission percentage is not available, Courted assumes a local market average (typically 2.75% per side).

If an agent has a co-listing agent or co-buying agent, each co-list is given 50% credit for GCI calculations.
