The National Appraisal Estimator (NAE) online service is limited to residential (single-family, multi-family, manufactured home) structures, but it has a more detailed report and will do a few things the Building Cost Estimator (NBCE) software won't:
1) Pools and spas.
2) NAE service is updated every 6 months (the NBCE software doesn't offer updates).
3) Segments garage costs in the report.
4) Allows additional items like fire sprinklers, sloping site cost premiums and pile foundations.
5) Includes a place to add land value.
6) Includes 40,000 zip code based modifiers for the USA (vs just 800 city-based modifiers in the software)
7) Includes both Quality classification and Condition ratings for all categories.
