The Costs section is where you’ll enter all development-related expenses β€” from consultant fees to construction, council charges, and contingencies.

Cost Categories are Customisable
You can tailor each tab to suit your projectβ€” for example, rename Infrastructure Fees to Headworks. Learn how to customise cost categories.

If actual payment dates are known, click the cashflow icon next to a cost to sync it directly to your cashflow.

Add consultant and advisory fees such as architects, engineers, surveyors, or project managers.

Tabs are customisable β€” set them up by approval stage (e.g. DA Costs, BA Costs), by profession (e.g. Civil Consultants), a mix of both, or as a single tab.

πŸ’‘ Tip: If a consultant has a schedule of fees (e.g. architect), create a dedicated tab.

Construction/ Works Contract

Enter your main contract amount here. Rename the category to Construction Contract or Works Contract to suit your project. Add variations now or update them later once the project is live.

Progress Payment Schedule

Feasly auto-generates a draw schedule, spreading the contract value across your timeline.

  • Distribute: activate the schedule.

  • Redistribute: adjust the spread.

Other Construction Costs

Add costs outside your main contract (e.g. demolition, site prep). Tabs added here roll into the Total Construction Amount.


πŸ“‹ Development Fees & Charges

Include all government, industry, and local authority charges related to the development.

  • Infrastructure Fees & Credits (Headworks)
    Government levies tied to development approvals. Use the Credits field to offset any applicable rebates or contributions.

  • Statutory Fees
    Government or industry fees β€” such as council applications, land titles, or the Workers Levy. Some costs may be GST Exempt. Select β€œExempt” from the GST dropdown. Seek Professional Advice.

  • Other Fees & Charges
    Utility or industry-related costs β€” e.g. water, electricity or NBN connections, service installations, or relocations.


🏘️ Land Holding Costs & Outgoings

Add all costs incurred while holding the land β€” either before construction or sale (Land Holding) or after development (Outgoings).

  • Land Holding Costs:
    Costs to maintain the land β€” such as council rates and land tax.
    ​

  • Outgoings:
    Ongoing expenses such as insurance, security, body corporate fees, and pre-sale maintenance.
    ​


⚠️ Contingency Allocation

Add buffers to cover cost risks and unknowns.

Note: GST is not applied to contingency allocations in the GST Summary Report, as they are not actual costs.

  • Construction Contingency: percentage of Total Construction Costs.

  • Project Contingency: percentage of Project Costs, excluding Construction Costs, Construction Contingency, and Funding Costs. Includes Sales Costs (except those remitted at settlement).
