Applying for your MA real estate exam using eLIPSE

Learn how to apply for your MA real estate licensing exam after completing the course using eLIPSE, the new licensing system

As of June 16th, 2025 all Massachusetts real estate salespersons and broker applications must be submitted directly to the board using their new licensing platform, eLIPSE.

The instructions on how to use the eLIPSE platform can be found on Mass.gov here and a step to step guide on how apply for your exam is available here.

Before you apply for your real estate exam please read the following:

  • Make sure you have completed your pre-license course and downloaded your certificate of completion as you will need to upload it as part of the application. If you haven't downloaded it yet you can do so on your courses page

  • Confirm that your name, address, email and other information on your certificate is accurate and up to date. If it isn't, please contact us for assistance updating your information

  • You must have our Massachusetts school license number to apply. Freedom Trail Realty School, Inc.'s Massachusetts real estate school license number is #1266

  • Download and read your PSI candidate bulletin which explains the examination process and includes any required forms to apply for your exam such as

    • Personal Character Reference form: Your references are people who if contacted either now or in the future, will attest to your good character. References cannot be related to you by blood or marriage and cannot be someone who you do not know outside of the classroom. References must use the form linked on the Board's website.

    • CORI Form (Criminal Offender Record Information): You must download and notarize the two page CORI form provided in the candidate bulletin and notarize it. Be sure to include both pages of the CORI from in your application. You can get your CORI form notarized at either your local bank or the post office. You can also notarize it digitally with https://www.notarize.com/

    • [Broker License Candidates Only] Employing Broker Certification: This is only required for broker license candidates; salesperson license candidates do not need to complete this form. Your employing broker must certify your work experience using the Board's form linked here.

Once you apply online via eLIPSE the DOL will start to review your application, and will notify you via email about the progress of your application. The application process can take up to 4-6 weeks depending on the Board's processing times, and approval times can vary. Because the MA Real Estate Board manages all applications, we are not able to guarantee processing times or provide updates on application statuses. You may view the status of your application on the Mass.gov eLIPSE system.
