This article explains how contract durations work and which dates are relevant for you as a tenant.
The legal rules are defined in section 2.1 “Mietdauer” of your rental contract.

The Two Time Periods in Your Contract
Your rental contract contains two different time-related elements:
1. Minimum Rental Period
This is the period you commit to when booking. During this time, you are obligated to pay rent.
2. Fixed-Term Limitation (Befristung)
This defines the maximum legal duration of the contract.
You may see a sentence like:
“Das Mietverhältnis ist auf die Dauer von X Monaten befristet.”
This sentence defines the fixed-term limitation and means that the contract automatically ends after this period unless extended.
Contracts with a fixed term of 36 months can theoretically be extended afterward, but this does not change your selected rental period.
What Really Matters for You as a Tenant
The most important dates for you are the ones you selected when booking.
For shorter contracts (e.g. 6 months), these dates are defined in the contract by the sentences:
“Das Mietverhältnis beginnt am (date)”
“Es endet daher am (date)”
These dates determine:
how long you can stay in the apartment
for which period you are required to pay rent
Special Case: 36-Month Contracts
For contracts with a 36-month fixed term, the process works slightly differently:
By completing your booking, a termination notice is already set for the end of your selected rental period. This means the contract still ends automatically after your chosen stay unless a new agreement is made.

Minimum Rental Period
The minimum rental period at Friends in Flats is generally 3 months. This means that when you book a room or apartment, you commit to staying and paying rent for at least three months. Shorter stays are usually not possible unless explicitly stated in the listing.
