Cleaning and Staging the Living Room

Who this is for: Hosts and Cleaning Companies cleaning and staging a Landing home.

This covers the lounge and seating area, including any desk that sits in the living space. The dining area and the kitchen are covered in their own articles, even when the home is open plan. For the standard your work needs to meet, see Landing Cleaning Standards.

How do I clean the living room?

Clean the whole seating area from the top down, so dust falls onto the floors you clean last.

  1. Dust and wipe all hard-surface furniture, including the coffee table, side tables, consoles, shelves, and any desk.

  2. Dust the wall art and the decorative items. Dust the art and its frames, and the decor on the coffee table, side tables, and shelves, such as trays, vases, books, and plants.

  3. Dust the ceiling fan. While you clean the fan, check the light fixture for bugs and remove any you find.

  4. Dust the blinds. Rotate them and check that no dust is left on the slats.

  5. Clean the windows, window sills, and door sills. Wipe the glass, and clear dust and debris from the window sills and from the door sills and tracks.

  6. Vacuum all upholstery and clean the chairs. Remove the sofa and chair cushions and vacuum the base, the corners, and the back and sides. Pet hair may need more than one pass. Wipe or vacuum the desk chair too.

  7. Clean under the cushions and under the couch. Both are checked on the job, so make sure they are spotless.

  8. Clean the rug and any carpet. Vacuum the rug thoroughly. If the seating area is carpeted, vacuum the carpet and spot-clean any stains.

  9. Clean the floors last. On hard floors, vacuum, sweep, and mop. If a TV was mounted, remove the drywall dust at the mount, along the baseboard, and on the floor.

How do I set up the TV?

If a TV is installed in the living room, get it ready for the next member.

  1. Connect the TV to the Landing WiFi network. For how to do this, see Connecting the TV to WiFi.

  2. Sign out of any streaming apps, so the next member does not see the previous member's accounts.

  3. Check the TV is working before you leave.

How do I stage the living room?

Once the living room is clean, stage it to Landing's standard.

  1. Place two decorative throw pillows on the sofa, stacked to one side. Matching or non-matching is fine, as long as they are decorative throw pillows.

  2. Toss the throw blanket over one arm of the sofa. Do not drape it across the back.

  3. Set the remote control on the coffee table.

  4. Center the decorative tray and decor item on the coffee table, and set any decor on the side tables and shelves back in place.

  5. Straighten the wall art so it hangs level.

  6. Turn the lampshade seams to face the wall, and make sure the shades are dusted.

  7. Check the bulbs are 60W, 2700K warm white, including any desk lamp. If a lamp does not have the right bulb, chat in to Landing.

  8. Set up any desk: place a small decor item and the desk lamp on it, and push the chair in.

  9. Take a photo of the fully cleaned and staged living room.

What if something is damaged or missing?

Regular wear and tear is expected on all furniture, so you do not need to report it. If you see major damage, or something is missing, create a maintenance ticket so Landing can handle it, choosing the issue type that fits, such as "Missing or Damaged Furniture" or "Missing or Damaged Housewares."

Report any other maintenance issue the same way, such as a problem with the lighting, an outlet, the TV, the windows or blinds, or a door, choosing the matching issue type.
