Ready to get started?
Please Note: If you would like to purchase more than one zip code, you must purchase them one at a time. After you have made your first purchase, you can easily add more to your account!
After clicking the 'Get Started' button above, you'll be able to choose the zip codes you'd like to exclusively market to.
If your zip code is available, click 'Purchase Package' at the bottom of the page and fill out your billing information. You'll then have the opportunity to fill out your profile information that appears on the next step.
Please Note: You must use the email address in your btPRO profile so Nosy Neighbor can automatically sync the Prospects from its app to your Smart CRM.
Setting Up Your Account
Settings
Click on the 'Connect a kvCORE account' section in order to sync the two systems and allow for Seller Prospects to automatically flow into your Smart CRM.
Lead routing allows you to select lead ownership for your Smart CRM. The following routing options are available:

Team
Agent
You will then want to download the Nosy Neighbor app for either Android or Apple. While you can access your basic account information via the Nosy Neighbor website, the app is where you will see all of your zip code and postcard analytics, any Seller Prospects that have opted in to receive information, and more.
Profile
After you are done with the Settings section, you can click into the Profile section and review the information you previously entered. You should also fill out your compliance information, like your license number and any required MLS or brokerage compliance text, at the bottom of the page.
TIP: The character limit for your compliance information is 254 characters.
If you would like to preview a sample postcard you can do so by clicking on the grey "View Sample Postcard" button under your logo.
My Zip Codes
The third section of your account on the Nosy Neighbor website contains your currently active zip codes along with any past zip codes you may have purchased and then released after the commitment was up.
You can set the listing price minimum and/or maximum to ensure postcards are only sent to neighbors of a specifically priced listing in that zip code.
If you would like to purchase additional zip codes, click on the 'Reserve a Zip Code' link at the top of the page.
Once your account is all set up, you can open the app and familiarize yourself with its features!
Nosy Neighbor Automated Messages
Nosy Neighbor sends out a mixture of physical and digital communications in an effort to entice identified neighbors in to receiving more information about the property near them and start a conversation with the related Agent.
Once the neighbor opts-in and becomes a contact, Nosy Neighbor pushes them to btPRO so that platform can continue nurturing the Seller Prospect. Once that happens, the Agent can step in and start reaching out to the Seller themselves in conjunction with btPRO's automation.
Please Note: The verbiage for all forms of communication will change depending on whether it's in relation to a Just Listed or Just Sold property.
Confirming Their Information
Sometimes the available information for a contact may not be accurate (this info is pulled from public data!). In those cases, when a contact scans a postcard or clicks a link to
Postcards
A postcard will be sent to neighbors within a 1-mile radius around Just Listed or Just Sold property within your zip code(s) within 24-48 hours of Nosy Neighbor identifying it.
Please Note: When you went through the initial setup process while purchasing your zip code(s), the information you filled out will be displayed on this postcard. Make sure you have a photo, logo, and accurate contact information added to your account settings! Nosy Neighbor does not verify that your information has been added prior to printing and sending these physical postcards.
The goal of this postcard is to entice the neighbor to scan the QR code to find out more about the featured property. They will be sent to a landing page by scanning the QR code and going through a series of questions.
Nosy Neighbor uses the MLS data Inside Real Estate receives along with public information to locate currently Active and recently Sold listings in your zip code(s) and send out up to 300 postcards per zip code each month, depending on how many homeowners are identified in each area.
Please Note: To stay in compliance zip codes in certain MLS’ will use different verbiage on postcards.
The following variations will be used depending on the distance from the just sold/listed property:
0.125 mi: Your neighbor's property around the corner just sold/listed
0.24 mi: Your neighbor's property down the road just sold/listed
0.75 mi: Your neighbor's property just sold/listed less than a mile away
1 mi: Your neighbor's property just sold/listed less than a mile away
This postcard is accompanied by an email that is also sent to neighbors of a Just Listed or Just Sold property as well as a Google Ad.
Google Retargeting Ads
In addition to the initial postcard and email that are sent to neighbors around a Just Listed or Just Sold property, 3 types of Google Ads will also start appearing for users in that zip code.
If someone clicks on one of the ads they will be sent to the free home value estimate section of the landing page.
Emails
The first email that is sent, accompanying the postcard and Google Ad, is designed to entice neighbors to opt in to further communication and start a conversation with you.
The second email is sent 5 days after the initial postcard/email/ad combo if the neighbor has not unsubscribed or opted into communications (subscribed) yet.
Clicking this link also triggers a Market Report from Nosy Neighbor. Although this initial report is sent by Nosy Neighbor, clicking this link automatically opts the neighbor in so that future reports are sent by btPRO after the contact is pushed there.
A third email will be sent 7 days after the last email if the neighbor has not unsubscribed or subscribed yet.
This email will be sent every 30 days thereafter for the next 4 months until the neighbor unsubscribes or subscribes.
When a neighbor clicks on the link they will be sent to the landing page section that asks if they would like a free home value estimate.
If a neighbor submits their contact information for a free home value estimate, they will receive a confirmation email.
That neighbor will then be automatically set up with a property alert and market report based on the featured property's information, then changed to a contact in the Nosy Neighbor app and pushed over to btPRO.
Landing Pages
When a neighbor clicks on a link in an email, scans the postcard's QR code, or clicks on a Google Ad, they will be sent to a corresponding landing page that uses a call to action to prompt the neighbor into subscribing.
The landing page a neighbor is directed to depends on which link they clicked on. Each email contains a link to a different section of the landing page along with the QR code and Google Ad.
Neighbors will need to accept a disclaimer before viewing the information.
This landing page engages the neighbor, asking them to guess the price of the newly listed or sold property.
Once they choose an answer, it will ask several more follow-up questions.
Once the neighbor has answered a few questions they will be asked if they want a free home value report.
If they click "Search Homes" they'll be sent to the website you added to your Nosy Neighbor profile. If they click "Home Value Report" they'll be asked to input their information.
Once they click the yellow "Get Estimate" button they will be changed to a contact in the app, pushed over to btPRO, and set up on a market report and property alert.
btPRO Automation
Once a neighbor opts-in for more information, they will automatically be changed to a contact in the Nosy Neighbor app and pushed over into your btPRO Smart CRM as a Seller Prospect.
They will also be set up on a property alert and a market report based on the related property's information. These will be sent from btPRO just like the alerts and reports sent to your other contacts and recorded in the Prospect's Timeline.
Market Report
Once a neighbor submits a home value estimate request via the landing page, they will automatically be set up with a market report in btPRO after 10 days. The report will use the property's zip code and is defaulted to send once every 28 days.

Property Alerts
These property alerts are set up in btPRO 2 days after opting in, based on the related property's details, and will be sent to the contact every 30 days.

Smart Campaign
Once a contact has been pushed over into btPRO as a Seller Prospect, a Smart Campaign created specifically for Nosy Neighbor will automatically be assigned to that contact.
After the first contact is pushed into btPRO, you can review and edit this campaign in your Smart Campaign library. You can search for the title "Nosy - First Email to Contact".
It contains one email as its single-action campaign. It is strongly suggested you add further actions, like follow-up texts and daily call/task reminders so btPRO can help keep you on track with nurturing this Seller with periodic personal touches yourself.
A second campaign will be automatically toggled on for new Nosy Neighbor subscriptions which includes 5 touches over 2 months. If toggled on the campaign will be applied to new contacts with the hashtag #NosyNeighbor.
Nosy Neighbor: Prospect to Conversation is a 27-touch campaign that takes place over the first year after a Nosy Neighbor contact has been added to your Smart CRM. This year-long Seller campaign can help you convert those Nosy Neighbor contacts into Clients.

Nosy Neighbor App Overview
The Nosy Neighbor app is the center of all that activity, holding analytics for each zip code along with the identified neighbors, their contact information, and activity log.
Getting Familiar With The App
To begin, you will need to download the Nosy Neighbor app if you have not already done so. You can download it for either an Android or Apple device, ideally on your cell phone so you can easily send emails and texts or make calls when the app prompts you to.
App Tutorial
The first welcome message acts as the beginning of the walk-through.
While it is strongly recommended you go through the 15-second walk-through, you can skip the tutorial by tapping on the "X" in the top right corner of any message box that appears.
TIP: You can replay the tutorial at any time by tapping on the gear icon in the top right corner of the app to access your Settings list and scrolling down to where it says "Walk-through tutorial".
Dashboard
Each time you log into the Nosy Neighbor app you will land on your Dashboard.
On the dashboard, you will see the recent activity from the past 30 days including:
Opted in: Google Ad, Postcard, Email
Postcard Sent
Email Sent - ONLY first email
Opted ins
You can select 'View all metrics' to view the farming numbers and trends for a zipcode.
You can use the zip code dropdown in the top right corner of the app to switch from one to another and view the tracked information for that particular zip code as desired.
Above the graph are 4 tiles; the first 2 prompt you to action and the last 2 confirm your communication settings.
Call Now and Text Now will bring up a list of both neighbors and opted-in contacts who need to be called or sent a text, depending on the list you tap into.
Call List
The Call List displays contact cards for each person you need to reach out to. It will include their added date, contact information, and nearby listing(s) so you know what to talk about during your conversation.
TIP: Contacts will display with a green card and neighbors with a blue card.
If you tap on the Suggested Script it will pull up a sample script of how you can begin the conversation with this person. You can also view the most recent activity and nearby property to help with your call!
To call each person on the list, simply tap the "Call Now" button and it will bring up your cell phone's default dialing app.
Once you have completed the call, you will have the option to add notes, log the event, and keep or remove the person from your call list.
You can unsubscribe them if necessary using the ‘Unsubscribe’ toggle.
To log a bad phone number, select 'Bad Phone Number' and the contact card will be removed from the Call List. They will also be marked as unsubscribed and have the yellow ‘Bad Phone Number’ bar displayed.
In this case, the Activity Log will mention that the person was unsubscribed due to “Bad phone number selected manually by you"
You can also mark the call as ‘No Answer’ if you’ve attempted to call the neighbor or contact and they have not picked up. After selecting ‘No Answer’ if you mark that you will not attempt to call again they will be removed from your call list in real-time.
Text List
The Text List works similarly. It will display the same type of information along with a "Message Now" button on the bottom that will open your cell phone's default texting app.
You may use the template or edit the template using the 'Edit Message Template' button.
After you have sent the text, Nosy Neighbor will ask you if the message was sent. Tapping "Yes" will automatically remove that person's contact card from your reminder list.
The 'Send Email' and 'Send Postcard' tiles show you whether or not you have enabled emails and postcards to be automatically sent to identified neighbors around a Sold or Active listing.
These 2 settings can be enabled or disabled both in the Nosy Neighbor app and in your account on the website. To change the settings in the app, just tap into the Neighbors section at the bottom.
You can then toggle on or off either setting at the top. Best practice is to enable both of these, of course, so that Nosy Neighbor can farm for you while you focus on the Sellers already in your pipeline.
Neighbors
When you access the Neighbors section of the app, you will see a list of all the identified neighbors related to the zip code you are currently viewing information for.
You can search for a specific name in the search bar along the top and/or use the filters button on the right to use specific criteria to search for a list of specific neighbors.
You can also send an email to multiple neighbors at once by tapping on the blue + icon in the bottom right and checking the box next to each neighbor to select them.
If you tap on a name from the list you can review their profile details, such as contact information, the nearby listing(s) they are associated with, and icons that show what, if any, communications were sent by Nosy Neighbor.
If you access the Activity Log at the top of the app, you will see a list of all the actions taken by you or that neighbor along with any notes you may have added.
TIP: The Activity Log will show if and when a neighbor was sent an email.
Contacts
This section of the app contains all of the opted-in (subscribed) neighbors.
If they submit their information to request a home value estimate, they will be automatically subscribed to further communications and automatically moved from the Neighbors section to the Contacts section.
This section works the same as the Neighbors section, meaning that you can search for a specific name in the search bar along the top and/or use the filters button on the right to use specific criteria to search for a list of specific contacts.
You can also send an email to multiple contacts at once by tapping on the blue + icon in the bottom right and checking the box next to each person to select them.
If you tap on a name from the list you can review their profile details, like contact information, the nearby listing(s) they are associated with, and icons that show what, if any, communications were sent by Nosy Neighbor.
And just like with Neighbors you can access the Activity Log at the top of the app and review all the actions taken by you or that contact along with any notes you may have added.
Once a contact has been pushed into your btPRO Smart CRM, you will see a 'CRM' tag to the right of the contact's name and in btPRO you will see a new Seller Prospect with the #nosyneighbor and #zipcode[number]" hashtags.
At this point, Nosy Neighbor will stop sending this person communications and btPRO will take over as should you now that they are ready to talk.
Map
The Map screen shows the most recent listings, neighbors, and contacts within the zip code you are looking at information for. When you first click into this section, you will be asked to enable location permissions.
The color legend appears at the bottom of the map and you can click on each color to narrow down results to see only that data.
If you click on any of the listing pins displayed it will pull up the list of identified neighbors that live nearby. You can scroll through the list and use one of the action buttons to reach out to them.
You can click on any of the blue neighbor pins to pull up the information on that specific neighbor and take further action.
Frequently Asked Questions
What is Nosy Neighbor?
Nosy Neighbor is a circle farming tool made specifically for Agents wanting to get in front of as many prospective Sellers as possible in their area(s) of focus.
What is the difference between Neighbors and Contacts?
Neighbors are identified homeowners that live near the Just Listed or Just Sold property. They have been sent a postcard, email(s), and shown a Google Ad regarding that property, but have not yet requested a free home value estimate from the landing page. They will appear in the Neighbors section of the Nosy Neighbor app.
Contacts are neighbors (homeowners) who have visited the landing page and requested a home value estimate. This action is recorded in their profile record in the Nosy Neighbor app, they are moved from the Neighbors section of the app to the Contacts list, and automatically pushed into your btPRO Smart CRM if you have btPRO connected.
At this point, they are considered Seller Prospects and btPRO's Nosy Neighbor Smart Campaign will begin the conversation with them for you. You will then take over the communication, nurturing, and conversion of the Prospect.
How does Nosy Neighbor identify Neighbors?
After a Just Listed or Just Sold property is identified using the MLS(es) that cover your zip code(s), Nosy Neighbor will look in a 1-mile radius around the property for homeowners using public county courthouse records and other proprietary data.
While Inside Real Estate cannot guarantee the amount of neighbors you receive per listing per zip code, on average you may see up to 10 neighbors added to your app as they are identified each day.
Where does Nosy Neighbor get the information for Neighbors?
Nosy Neighbor relies on public county courthouse records and other proprietary data to obtain contact information for each identified neighbor. While the majority of information is accurate, Inside Real Estate cannot guarantee the accuracy of the contact information.
How soon after a property is Sold or Listed will Nosy Neighbor begin identifying neighbors?
When a Just Listed or Just Sold property is recorded in the MLS(es) covering your zip code(s), Nosy Neighbor will typically begin identifying neighbors and sending out postcards/emails within 24-48 hours.
Once I get a Neighbor do I need to do anything?
Not necessarily. Nosy Neighbor is designed to follow up with neighbors on your behalf, sending the initial postcard and email within 24-48 hours of a Just Listed or Just Sold property.
If the neighbor does not opt-in after the initial round of communications, Nosy Neighbor will continue to send an email every 30 days for the next 4 months.
How do Neighbors opt-in (subscribe)?
There are 2 ways for neighbors to access the landing page:
1. By scanning the QR code on the mailed postcard.
2. By clicking on one of the links contained in any of the emails sent by Nosy Neighbor.
Once the neighbor is on the landing page, it will ask them if they want a free home value estimate. If they submit their information to requesting one, they are considered "opted in" and will be changed to a contact in the app and pushed over to btPRO.
Can I preview and/or edit the emails Nosy Neighbor sends out?
No. The Nosy Neighbor emails sent to neighbors cannot be edited or previewed.
However, they are optimized for generating the most responses possible while sounding as realistic as possible so as to avoid being flagged as spam.
Does this integrate with btPRO?
Yes! Nosy Neighbor will automatically push contacts from the app into your Smart CRM where they will be labeled with #nosyneighbor and #zipcode[number]. They will also be set to Seller Prospect and the source will say Nosy Neighbor.
When are Contacts pushed into btPRO's Smart CRM?
Immediately upon opting in. This can be from clicking a link in an email or requesting a home value estimate from the landing page. You will see a 'CRM' label across from the contact's name as well when you view the contacts list in the Nosy Neighbor app.
The contact's basic information and activity, like when they opted in, will be available in their contact record's Timeline along with any market reports they have received upon opting in.
Once a Contact is pushed to btPRO, what do I do?
Begin nurturing the new relationship with your new Seller Prospect! A Nosy Neighbor Smart Campaign will be assigned to the new Prospect upon being pushed over, but it only consists of 1 email touch currently.
You can add further actions to that campaign, like a follow-up email/text and/or a task reminder for yourself, if desired which will help keep you on track when nurturing that Seller.
Alternatively, you can manually create daily calls and/or task reminders to keep you on track with nurturing them, but the best practice is to add further automated actions to the Nosy Neighbor Smart Campaign so you avoid having to manually set up reminders for every single contact pushed into btPRO.
What do the icons mean in the Nosy Neighbor app?
There are 4 icons that appear in a neighbor and contact profile:
An envelope.
A mailbox.
A telephone.
A chat bubble.
These icons indicate if Nosy Neighbor or yourself have taken a specific action for this neighbor or contact.
The envelope means that at least 1 email has been sent. The mailbox means that a postcard was sent. The telephone means that you have called them at least once. And the chat bubble means that you have sent at least 1 text to them.
I purchased multiple zip codes. How do I see the information for each one?
You can seamlessly go from one zip code's data to another's by clicking on the drop-down that appears in the top right corner of the app.
You can then choose one of your other zip codes and see the analytics, neighbors, and contacts generated for that area.
At this time, there is no way to view all zip code data together.
Can I change my zip codes post-purchase?

How do I change my settings?
Simply click on the gear icon in the top right of the app.
There you can toggle on or off push notifications, change your basic information, photo or logo, and restart the walk-through tutorial.
Scripts for Opt-in to Warm Prospect
Neighbors who visit your landing page have interacted with a Nosy Neighbor postcard, email message, or digital ad and are immediately invited to accept an invitation to receive calls and texts from a real estate professional.
The key things to note about this experience is:
The Neighbor is agreeing that real estate professionals may call or text
When the Neighbor taps or clicks the “Accept” button, they are considered a warm prospects in btPRO.
You might be wondering, “OK, so what do I do from here”? This article outlines the three tried-and-true simple steps to transform this Neighbor from someone who you’ve never met and has never seen your name to someone who would consider you when they are ready to think about selling their home.
At the end of this article, you’ll be able to use Nosy Neighbor to successfully reinforce two things to anyone who opts in on your MyHomeValuePlus.info landing page:
Your name as a trusted real estate professional in their area
That you already have something of value to offer them today
You’ll also be more prepared for the unexpected that is eventually going to happen in the course of building your brand.
Step 1: The Introduction
The post opt-in conversation starts with you setting the stage for someone to trust you eventually. It goes something like this:
You: “Hi [Neighbor’s name]....I saw that you were interested in home prices in the neighborhood. I’m [your name]."
Make sure to say "Nice to meet you."
Think of cases where you’re meeting someone in person. You will always say, “nice to meet you.” This is the human thing to do and it applies to telephone conversations too. It takes their guard down and allows for the next step. They will most always respond in-kind, repeating, "nice to meet you too."
Step 2: The Statement of Value
The only way to make a real connection with someone you don’t know is through offering something of value to the Neighbor. So, the next step is to offer them something interesting. That's where the List Power Analysis comes in. You will offer this person a List Power Analysis, in the following way:
You: “I’m doing a List Power Analysis for some of the homeowners in your neighborhood. Has an agent ever done a List Power Analysis for you?"
Because the Neighbor doesn’t know what a List Power Analysis is, they will almost inevitably say, “no”. The cool thing about this statement is that you’re simply offering them a Competitive Market Analysis (a.k.a. “CMA”).
At this point, you’ve offered this Neighbor something valuable and piqued their interest a second time! (the first time is when you sent them a postcard).
The conversation at this point will move on naturally if the homeowner has an immediate interest in selling. But, chances are, they’re more casually interested and you need to help them get to a point where they are ready to list their home. THIS IS FARMING! You’re getting in front of someone BEFORE they’re ready to list their home.
Step 3: Give them time and space
The Neighbors who express curiosity about real estate prices or listings in their area are at varying degrees of reading to purchase. If they were ready to list before you called them a) you’re really lucky, or b) they already have a sign in their yard with another agent.
In addition to providing immediate value to them, you’ll continue to provide longer term value as btPRO sends Listing Alerts and Market Reports. The Smart Campaign associated with Nosy Neighbor prospects will also remind you when it’s time to call them or check in again with an email several weeks or even months from initial contact.
Giving them time and space allows you to put your name in front of them several times over the course of months until they become someone who is ready to sell. Branding and farming is a long term commitment, but it statistically increases your chances of being the one the Neighbor thinks about when they’re ready.
What if the Neighbor has moved? What if the Neighbor says, “you have the wrong person”?
Because we’re using public data from a variety of sources to power our outreach to neighbors near listings, sometimes Neighbor data will be out of date. Nonetheless, farming is more about getting your name out there than getting 100% accurate information.
So, you could have a Neighbor who receives a postcard in their mailbox who has moved (because the US Postal Service forwards mail) or receives a postcard at their address that might’ve been associated with another name. Perhaps it was the previous homeowner, or some other situation. Regardless, a human in that home scanned the postcard. The result is, you might not have the right name, but because that person scanned the postcard, you have a person in your CRM system that expressed interest in the value of their home and it’s an opportunity for a conversation. You will eventually deal with a situation like this one:
You: “Hi Monica....I saw that you were interested in home prices in the neighborhood. I’m [your name]."
Olivia: “You must have the wrong number. This isn’t Monica. My name is Olivia”
You: “I’m sorry Olivia. I’m trying to reach the owner of the home located at 3823 Parkwood Drive and it appears my information might be out of date. Are you familiar with that neighborhood?”
Olivia: “Oh, I live at 3823 Parkwood Drive”
You: “Oh, You must be the new owner then. I’m a real estate agent in the area and I’m doing some work for some of the homeowners in the area. I’m doing something called a List Power Analysis. Has anyone ever done a list power analysis for you?”
Olivia: “No”
You: “It’s something that will take me a couple of days to put together. You said you’re the new homeowner, what interested you about the area?”
You see that it requires being pretty light on your feet. And, as soon as you get updated information, you can update the Neighbor’s record in btPRO. You might, however, experience a conversation with someone who is not as excited that you called them. That’s OK too because you still have something to offer them. Read on.
Dealing with objections - a little preparation can have a dramatic impact
Sometimes conversations aren’t so pleasant. But, anytime you can turn a negative experience into a positive one, you’ve made a connection. Be prepared to deal with a wide spectrum of “readiness to list”.
Some Neighbors might be deeply rooted in their neighborhood, expecting to spend the next 15 years raising their family in the neighborhood. Others might be thinking about retirement in 5 years and how their home might contribute to their ability to do so. Some might not even know how the market has changed in the last 6 months and could be ready to sell after they’ve talked to you. You need to be ready for all levels of “readiness to list”.
For others, you might’ve caught them at a bad time. You might have a conversation like this:
You: “Hi Monica....I saw that you were interested in home prices in the neighborhood. I’m [your name]."
Olivia: “You must have the wrong number. This isn’t Monica.”
You: “I’m sorry Olivia. I’m trying to reach the..."
Olivia (interrupting you): “Please put me on your ‘Do Not Call List’”
You: “I can definitely see where you’re coming from, Olivia and I appreciate your time. Because someone in your home has expressed interest in your neighborhood’s real estate market, I’ve sent you a list of homes on the market. Feel free to peruse those at your leisure. It has my contact information in case you need my help with any information about the value of your home in the future.”
Certainly this person isn’t ready to sell their home. But, there is interest. The win you’ve accomplished with this conversation is you’ve shown respect but will continue to have your name in front of them with Listing Alerts and Market Reports. Everyone likes to look at pictures of homes in their area and that’s the value that you provide them through Listing Alerts. Further, you can see the homes they are interested in and how they engage with Listing Alerts and Property Reports by seeing their activity in btPRO.
Summary - It’s about being human
An agent said to me once, “when a Neighbor opts in on your landing page, they’ve given you permission to have a conversation. Have faith that they’re a good human being and you’ll be proven correct.” They might not be ready to sell, but farming is not a seller lead vending machine. It’s an investment in your brand.
