2. Managing Maintenance Reports
This tab tracks all property issues.
Note: Reports can be created manually by you or submitted directly by tenants via their app.
Viewing & Filtering: See all active issues with details on property, tenant, and status. Use the dropdowns to filter by Property, Tenant, Issue Type, or Status.
Adding a New Report: Click + Add Report, select the property/tenant, and enter the issue type and summary (e.g., "Leaking hose").
Timestamps: Each report tracks Created On and Updated On dates to ensure you meet legal repair deadlines.
3. Managing Conversations
Use this tab for non-maintenance dialogue, such as scheduling inspections and more.
Note: Tenants can also initiate new message threads from their app.
Starting a Conversation: Click + New Conversation to send a message to a tenant.
Tracking Threads: Conversations are organized by "Summary Issue" so you can quickly see the topic and status of the dialogue.
Quick Filters: Find specific threads using the Properties, Tenants, and Statuses filters.
4. Statuses and Notifications
Manual Control: You can update any status to In Progress or Closed via the three-dot menu (⋮) on the right.
Automated Alerts: Landlords and tenants receive an email notification whenever a new maintenance report or message is created, which tenants can then view in their Tenants App and landlords in their tenants communication page.
