What is RenterConnect?

RenterConnect is a secure platform that allows landlords and property management companies to access a tenant’s rental payment history. By integrating with rental portals, RenterConnect provides a streamlined, transparent way for tenants to share their rental data, helping you make informed leasing decisions based on verified rental information.

How does RenterConnect work?

RenterConnect works by securely accessing a tenant’s rental payment history through their rent portal. Here’s how the process works:

  1. Landlord Request: You send an invitation through RenterConnect to the tenant, requesting access to their rental data.

  2. Tenant Approval: The tenant logs into their rent portal through RenterConnect and grants permission for their rental information to be accessed.

  3. Secure Data Transfer: RenterConnect retrieves the tenant’s rental history and securely transfers it to you. The data is encrypted and shared with authorized parties only.

  4. One-Time Data Pull: RenterConnect performs a one-time data pull, meaning it doesn’t retain ongoing access to the tenant’s portal.

What is included in a tenant’s RenterConnect report?

A tenant’s RenterConnect report includes:

  • Rental balance and any overdue amounts.

  • Payment history (e.g., number of late or missed payments).

  • Payment failures, returns, and NSFs.

  • Lease details such as duration and other relevant information.

This report provides a comprehensive overview of the applicant’s rental reliability and payment behavior, allowing landlords to make informed decisions.

How can I request a RenterConnect report from a tenant?

To request a tenant’s RenterConnect report, follow these steps:

  1. Log into the RenterConnect dashboard.

  2. Click the “Invite Applicants” button in the upper-right corner.

  3. Enter the required basic information about the applicant, such as name and email address.

  4. After entering the information, send the invitation!

The tenant will receive an email inviting them to grant access to their rental history. Once the tenant completes the prompts and verifies their information, you will receive a notification that their report is ready and available for review.

How long does it take to get the report?

Once a tenant logs into their portal and grants permission through RenterConnect, the report is typically generated and available instantaneously. We’ll notify you immediately when the report is ready to view.

However, the timing largely depends on how quickly the tenant responds to the request. If a tenant takes time to log in and complete the process, this could introduce delays, but once access is granted, the report is available right away.

Can I use RenterConnect for all applicants?

RenterConnect can only be used for applicants who have a rental portal and consent to share their rental history. At this time, if an applicant does not have a rental portal, it is not possible to generate a RenterConnect report. In such cases, we recommend discussing alternative ways to verify the applicant’s rental payment history outside of the RenterConnect platform.

How secure is the data provided by RenterConnect?

RenterConnect uses encryption to securely transfer data between a tenant’s rent portal and the requesting landlord. Tenant information is only accessed with their permission and is not stored long-term by RenterConnect.

What happens if a tenant refuses to link their rental history?

If a tenant refuses to link their rental history through RenterConnect, you won’t be able to view their rental payment history scorecard. In such cases, it’s important to communicate the benefits of sharing their rental history through RenterConnect.

Remind the tenant that linking their rental history provides a verified, transparent overview of their rental behavior, which helps you make a more informed decision about leasing.

If they still choose not to share their data, you may need to explore alternative ways to verify their rental payment records, such as through traditional screening methods or by requesting payment records directly from the tenant.

What happens if a tenant has not been paying online through a portal?

If a tenant has not been using a rent portal to make payments, unfortunately, RenterConnect will not be able to retrieve their rental history. In this case, it's best to request manual documentation from the tenant, such as bank statements or payment receipts, to verify their rental history.

Alternatively, you can rely on traditional tenant screening methods to assess their suitability.

I’m missing certain fields of the report.

RenterConnect pulls information from your tenant’s rental portal, but not all portals record the same data. It’s possible to receive more detailed information from one tenant’s portal and limited details from another. What is available in the report depends on the specific data stored within the portal.
