Detailed HMDA Analysis

Access HMDA data in iEmergent's market intelligence dashboarding tool

Watch the overview video below to see different ways you can slice and dice the HMDA data in tables and charts. The possibilities are endless—look at national trends or drill down to neighborhoods. Look at numbers for all lenders, or look just at yours.

This is a guide on how to use the HMDA Analysis tile in Mortgage MarketSmart to explore historical mortgage application data, visualize trends, and compare lender performance across markets.

1. Open the HMDA Analysis Tile

  • From the welcome screen, click the HMDA Analysis tile.

  • Click the three-line menu at the top left to expand your screen space.

  • Note that HMDA Analysis is part of the Dashboards / Profiles series.

2. Adjust the Screen for Better Visibility

  • Click on the three lines at the top left of the screen to expand the view.

3. Set Global Filters for Time Period and Market

  • Start with the time period:

    • HMDA data is historical

    • Select the most recent available year (example: 2024)

  • Select your market:

    • Choose an MSA (example: Nashville, Tennessee)

    • Click Apply

4. Review Application Data at a Glance

  • Open the Applications tab to see summary data, including:

    • Total number of applications

    • Percent approved and originated

    • Number of lenders with at least one application

  • Scroll down to review:

    • Loan purpose (purchase, refinance, other)

    • Loan type (government vs. conventional)

    • Census tract distribution (units and percentages)

5. Create Visual Graphs

  • Change the visualization to see data by race and ethnicity, action (denials, completions), or county

  • Use drop-downs to customize the graph view

6. Analyze Originations and Denials

  • Go to the Originations tab:

    • Review origination counts and volumes.

    • View maps showing originations by county.

    • Use grouped bar charts to compare results.

  • Go to the Denials tab:

    • See denial reasons by race and ethnicity.

    • Review maps and charts for denial patterns.

7. Compare Lenders Using the Market Share Table

  • Open the Lenders tab to analyze market share:

    • Lender name and institution type

    • Application count, share, and rank

    • Originated loan count, volume, share, and rank

    • Average loan size

  • Scroll right to compare:

    • Activity in MMCTs, LMI, and CRA census tracts

    • Loan purpose and loan type mix

    • Approval, origination, denial, incompletion, and withdrawal rates

  • Use the bold first row to compare lenders against the market average

8. Save HMDA Data for Reporting

  • Click the Share button at any time

  • Export the data by selecting Excel

  • Save the file for offline review or reporting

9. Focus on a Specific Lender

  • Select a lender from the dropdown (example: Truist).

  • Click Apply to update all tables, maps, and charts

  • View that lender’s performance within the selected market and year

10. Export Loan-Level HMDA Data

  • Go to the Data Export tab.

  • Review loan-level transactions, including:

    • Loan actions

    • Loan amounts

    • Loan costs

    • Interest rates

  • Save the data if deeper analysis is needed

11. Analyze Trends Over Time

  • Remove the selected time period to view trends across multiple years

  • Remove a selected lender using the filter button to return to all lenders

  • The data will recalculate automatically based on updated filters

HMDA Dashboard Filters

Here are filters available on the HMDA data dashboard, which allow you to slice and dice the data to answer your questions.

Geography

Filter your reports by geography. See just the specific markets you care about.

  • State

  • MSA/CBSA

  • County

Census Tract Type

Narrow your data down to just certain census tracts that meet the filter criteria:

  • CRA

  • LMI

  • MBCT

  • MHCT

  • MBHCT

  • MMCT

Time Period

Filter the data by a single year or by the last several years to either isolate a year or compare trends over time.

Loan Purpose

Look at data for all loans, or focus on categories of loans:

  • Purchase

  • Refi

  • Purchase + Refi

  • Home Improvement

  • Other

Loan Type

Look at all loan types or narrow the data down to the following single categories:

  • Conforming

  • Jumbo

  • FHA

  • FSA

  • VA

  • Other

Or use combined categories:

  • Conventional (Conforming + Jumbo)

  • Government (FHA + FSA + VA)

Occupancy

Filter by occupancy type, including:

  • Principal Residence

  • Second Residence

  • Investment Property

Lien

View all loans or filter loans by lien type:

  • First Lien

  • Subordinate Lien

Total Units

To separate out multi-unit properties, you can filter by:

  • 1-4 Units

  • 5+ Units

Lender Type

Segment data by the lenders' categories:

  • Bank

  • Credit Union

  • IMB

Lender

View loan data for a specific lender or a combination of multiple lenders.

Race/Ethnicity

Filter loans to see just minority borrowers or certain race/ethnicity borrower segments:

  • Asian

  • Black/AA

  • Hispanic White

  • Native American/Alaskan

  • Non-Hispanic White

  • Pacific Islander

Or view all minority segments (all of the above except Non-Hispanic White) with the "Minority" filter.
