This is a guide on how to use the Market Analysis tile in Mortgage MarketSmart to evaluate loan activity, housing inventory, pricing trends, and demographic data for a specific state, MSA, county, or census tract.

Use Cases

There are a lot of ways to use this dashboard, including:

  • Viewing loan data for markets around the U.S.

  • Filtering data by LMI, majority-minority, and other census tract features

  • Understanding housing, income, and employment data for a market

  • Seeing detailed demographic data for a market

  • Analyzing property listing data and trends

  • And more

Here's how to use this Market Analysis Dashboard.

1. Access the Market Analysis Tile

  • From the Welcome screen, click the Market Analysis (green) tile

  • Click the three-line menu icon to collapse the side panel for a larger map view

  • Click on the three lines next to the icon to expand the view for more screen real estate

2. Select the Area for Analysis

  • Choose the specific area you want to analyze (state, MSA, county, or census tract)

  • For example, type 'DC' and hit 'apply'

3. Review the Loans Tab

Use this tab to analyze mortgage activity and forecasts.

  • Map View:

    • Zoom in using your mouse scroll and left-click to explore loan activity by county

    • Toggle between Units, Dollar Volume, or Average Loan Size

  • Loan Forecast & History:

    • View historical data (actuals), current-year estimates, and future forecasts

    • Compare Purchase (blue) vs. Refinance (green) activity

    • Toggle between loan count, dollar volume, or percent of total market

    • Filter by segments such as income tiers

    • Adjust the time horizon (short-term view or long-term view back to 2006)

  • Trend Comparisons:

    • Compare the current year to prior years monthly or Year-to-Date.

    • Review trends in loan count by transaction type.

4. Review the Listings Tab

Use this tab to analyze housing inventory and sales activity.

  • Map View:

    • View active listings or sold properties by county

  • Inventory & Listing Trends:

    • Analyze new listings, active listings, and sold listings

    • Review 12-month growth rates

    • Identify seasonal patterns and inventory build-up

  • Price Trends:

    • Review median price trends and growth rates

    • Analyze sales price as a percentage of list price

    • View listings by price range

  • Supply Metrics:

    • Monitor inventory levels and months of supply

    • View active listings per 1,000 households

5. Review the Demographics Tab

Use this tab to understand the population and housing characteristics of the market.

  • Homeownership Rates:

    • View by county, race/ethnicity, or age

    • Compare owned vs. rented households

  • Income & Housing Costs:

    • Analyze median household income by geography

    • Review housing costs as a percentage of income

    • Compare costs for owners (with and without mortgage) vs. renters

  • Home Values & Household Data:

    • Review home value distribution

    • Analyze demographic summaries including income, homeownership rate, and employment by industry
