Using the Conditional Date Calculation

From the task, click the calendar icon then choose which date calculation to use. Now click the Update button to save it.

None - this is for unscheduled tasks or you can make a custom date that you want to put in. It allows you to customize a task or a reminder that you have to make on each transaction.

  • Assign A Specific Closed Date - When you close a task, OTC uses the immediate date (now). You can override the current date and set a specific date that this task was closed. If you have date (task) contingencies based upon closing this task, OTC will use your specific date to move all contingencies.

  • Complete Task After "Update" - ticking this button will close the task once you click "update"

Property Date - you can make the task based on a property date such as one of the dates that are on the transaction.

For example, the same day as the contract agreement, 3 days before or after the contract agreement. You can also choose calendar days or business days and make it skip landing on weekends or holidays.

  • Days - number of days

  • Time Frame - Business days, Calendar days, Calendar days (skip landing weekend days), or the same day as

  • When - After or Before

  • Date Option - Transaction dates, loan dates, listing dates, etc.

  • Weekend Roll - Rollback or Roll forward

  • Federal Holiday Roll - Rollback or Roll forward

  • Skip Federal Holidays - Count or skip federal holidays

Task Date (Parent-Child task) - you can set the task with another task. This date shows the time a task is going to start depending on the progress of the other task. You can set due dates on your tasks to make sure that everything in your process is completed on schedule.

For example, create a parent task (Submit a file) in charge of two children's tasks (EM receipt request, Send EM receipt to the listing agent).

  • Days - number of days

  • Time Frame - Business days, Calendar days, Calendar days (skip landing weekend days), or the same day as

  • When - After or Before

  • Task Is Completed - Choose another task that you want to associate with your task date

  • Weekend Roll - Rollback or Roll forward

  • Federal Holiday Roll - Rollback or Roll forward

  • Skip Federal Holidays - Count or skip federal holidays
