Managing Resident Applications

Steps for approving or declining resident applications.

When a resident submits a registration application, it appears on your dashboard for review. From there, you can view the application details and either approve or decline.

Approving applications is one of the most common daily tasks for a property manager — see Property Manager Quick Start: Your Daily Playbook for the full daily workflow.

Viewing New Applications

The fastest way to find pending applications is from your dashboard:

  1. Open your Dashboard

  2. Look for the New Resident Applications widget — it shows a count and an Action Required badge if any applications are waiting

  3. Click the widget to open the full applications list

Each entry on the list includes a dropdown button with a View Application option.

💡 Tip: See Reading Your Dashboard for a walkthrough of every action-required widget.

Approving or Declining an Application

  1. Select View Application

  2. Review the submitted information and uploaded documents

  3. In the lower-right corner of the application screen:

    • Check the box to Approve, or

    • Check the box to Decline

Once approved, the resident's vehicle(s) become active. If declined, the vehicle(s) are not protected from enforcement.

Approving a Previously Declined Application

If an application was:

  • Declined manually, or

  • Automatically declined after the 10-day pending window

It can still be approved. To locate it:

  1. Navigate to New Resident Applications

  2. Use the filter option and select Declined

  3. Choose View Application

  4. Approve the application using the same process

Manual approval remains available at any time.

Viewing an Application from a Resident Account

Applications can also be accessed directly from a resident's profile:

  1. Open the resident account

  2. Navigate to the vehicle

  3. Click the Vehicle Actions dropdown

  4. Select View Application

Important Notes

  • Applications automatically move to Declined status after 10 days if no action is taken.

  • Approval can still be applied after auto-decline.

  • The Do-Not-Tow list can be helpful any time there are issues or delays preventing an application's approval — see Managing the Do-Not-Tow (DNT) List.

  • The filters at the top of the page change the view and let you see declined or suspended applications.

  • Lease expiration and parking start dates can be edited on the application page.
