Step 1: Start a New Search

Every successful client conversation starts with a focused search.

Steps

  1. Click Create New Search.

  2. Enter a name for your search.

  3. Begin applying filters.

💡 New searches default to Active Sales within your coverage area.


Step 2: Using Basic Filters with the Filters Button

The filter panels provide you with frequently used filters to begin your search.

Steps

  1. From the Search page, click the Filters button in the top right of the page.

  2. The filters pan will open, where you can begin applying filters.

Locations

The Location filter is the most common and frequently used filter. You can begin by using the Place sub-filter to search for specific neighborhoods, cities, or counties. Additional sub-filters are available.

When to use it

Place

Search by neighborhood, city, or county.

School

Search by school name or district.

Street

Search for listings on a specific street. Use Street Segment to define a beginning and ending cross street.

Street Boundary

Create a square boundary using four streets or avenues.

Property

Search by a specific property address.

Zip

Search by ZIP code.

Draw

Draw a custom boundary directly on the map.

Commute

Enter an origin point and travel time to find listings within a commuting range.

Property Types

Use the Property Type filter to select listing categories.

  • Select categories such as Residential, Lease, or Land.

  • Click Edit to include or exclude property subtypes.

Bedrooms and Bathrooms

Use these filters to define minimum or exact counts.

  • Select a number followed by + to include that number or more.

    • Example: 3+ includes three or more bedrooms.

  • Toggle Exact Matches to define specific minimum and maximum ranges.

  • For bathrooms, select:

    • Total to include all bathroom types, or

    • Type to specify full and half bathrooms separa

Status and Activity

Use status filters to control listing availability and historical activity.

Current Status

Filters by the listing’s current MLS status.

Listing Activity

Filters by historical status changes over a selected timeframe.

You can define activity by:

  • Selecting a date range, or

  • Using a trailing window with a start and end day range.

Example:

To view listings entered in the last 180 days, enter 180 in the Window Start field.

💡 To find listings that recently came back on the market, set Current Status to Active and Listing Activity to Went into contract with the trailing window being 90 days.

Step 3: Adding Additional Filters to your Search

For more specific client needs, access the full list of available filters.

Option 1: From the Filters Panel

  1. Click Filters.

  2. Select Add more filters.

  3. Choose additional criteria.

Option 2: From the Search Page

  1. Click the + icon at the far right of the filter row.

  2. Select the filter you want to add.

💡 Additional filters will appear at the end of your column list on the Search page.


Use Filter Columns

Filters added to your search also appear as interactive columns.

  • Click a column header to adjust parameters.

  • Drag and drop columns to reorder.

  • Remove filters with one click.

💡 Column arrangements can be saved with template searches for easier filtering on future searches.
