How Does Pricepoint Calculate Occupancy?

How Pricepoint calculates occupancy using total room-nights as the denominator, why "sold" includes blocked or out-of-order units, and why this can differ from your PMS's occupancy figure.

Pricepoint calculates occupancy as:

Occupancy Rate = (Sold Room Nights ÷ Total Room Nights) × 100

Note: For hostels, we use the term bed nights.

Note: "Sold" here includes any room night unavailable to sell, whether because it's booked, or because it's blocked or out of order.

Example:

A property has a total of 30 physical units.

For the month of July, the property has 30 (rooms) × 31 (nights) = 930 room nights.

By adding up the number of unsold room nights for every single night of July, we find a total of 258 unsold room nights for the month.

Subtracting the unsold room nights from the total room nights gives us the number of sold room nights: 930 − 258 = 672 sold room nights.

Applying the formula: (672 / 930) × 100 = 72.26% occupancy for July.

This occupancy figure can be seen in the Calendar or in Snapshot.

Why might my PMS show a different occupancy number than Pricepoint?

This often comes down to what each system is counting. Some PMSs calculate occupancy based on the number of reservations relative to total units. Pricepoint instead calculates occupancy based on actual available inventory, room nights unavailable to sell, whether due to a reservation or because a unit is blocked or out of order. If some of your units are blocked or out of order, this can cause the two figures to not match, since Pricepoint counts those as unavailable to sell, while a reservation-based count wouldn't.

Note: the same logic applies when calculating occupancy for a single night.
