Transferring Listings & Pending Transactions — California

This article outlines the requirements for transferring listings and pending transactions when joining or leaving Radius Agent in California.

When Joining Radius Agent

Active Listings (Not Pending / Not in Escrow)

Active listings may be transferred to Radius Agent as long as your former brokerage approves the transfer and provides all of the following:

  1. MLS transfer form from your MLS/AOR — signed by both the former and new broker

  2. CAR form TOL — Transfer of Listing

  3. CAR form AD — Disclosure Regarding Real Estate Agency Relationship (updated to show Radius Agent DRE 02051216)

  4. CAR form PRBS — Possible Representation of More Than One Buyer or Seller Disclosure and Consent

  5. Radius Agent ABA — Affiliated Businesses Arrangement

⚠️ Note: Some Associations do not allow listing transfers. In those cases, the active listing must be canceled and relisted with Radius Agent.


List-Side Pending Transactions (In Escrow)

List-side pending transactions may be transferred to Radius Agent as long as your former brokerage approves the transfer and provides all of the following:

  1. CAR form TOL — Transfer of Listing

  2. CAR form AD — Disclosure Regarding Real Estate Agency Relationship

  3. CAR form PRBS — Possible Representation of More Than One Buyer or Seller Disclosure and Consent

  4. CAR form AC — Confirmation of Agency Relationships

  5. Copy of the original Listing Agreement

  6. Signed MLS authorization to transfer form

  7. Radius Agent ABA — Affiliated Businesses Arrangement


Buy-Side Pending Transactions (In Escrow)

Buy-side pending transactions may be transferred to Radius Agent as long as your former brokerage approves the transfer and provides all of the following:

  1. CAR form TOBR — Transfer of Buyer Representation

  2. CAR form AD — Disclosure Regarding Real Estate Agency Relationship (updated for Radius Agent)

  3. CAR form PRBS — Possible Representation of More Than One Buyer or Seller Disclosure and Consent

  4. CAR form AC — Confirmation of Agency Relationships


Buyer Representation and Broker Compensation Agreement (BRBC)

A BRBC may be transferred to Radius Agent as long as the former broker approves the transfer and provides all of the following:

  1. CAR form TOBR — Transfer of Buyer Representation

  2. CAR form AD — Disclosure Regarding Real Estate Agency Relationship

  3. CAR form PRBS — Possible Representation of More Than One Buyer or Seller Disclosure and Consent

  4. CAR form AC — Confirmation of Agency Relationships


When Leaving Radius Agent

If you choose to leave Radius Agent, the requirements below apply depending on your transaction status. In all cases, a current and complete Skyslope file is required.


Active Listings (Not Pending)

To transfer an active listing upon departure, the following must be submitted:

  1. Current Listing Agreement showing Radius Agent as the brokerage

  2. All current listing documents in Skyslope

  3. CAR form TOL — Transfer of Listing

  4. MLS Transfer Form

  5. $350 transfer fee paid upfront


Pending Transactions — List Side (In Escrow)

🚫 Radius Agent does not release or transfer transactions that are under contract in escrow.

If you have already moved your license to another brokerage, the following is required to close out the file:

  1. Complete transaction documents uploaded to Skyslope

  2. CAR form ABA — Additional Broker Acknowledgement (showing your new company)

  3. W9 form for the new company

  4. Payment will be issued to the new company — not directly to the agent

  5. If you hold a Broker license, you may continue working the file as a Broker Associate — verify status via DRE


Pending Transactions — Buy Side (In Escrow)

🚫 Radius Agent does not release or transfer transactions that are under contract in escrow.

If you have already moved your license to another brokerage, the following is required to close out the file:

  1. Complete transaction documents uploaded to Skyslope

  2. CAR form ABA — Additional Broker Acknowledgement (showing your new company)

  3. W9 form for the new company

  4. Payment will be issued to the new company — not directly to the agent

  5. If you hold a Broker license, you may continue working the file as a Broker Associate — verify status via DRE


New Construction

🚫 Radius Agent does not release or transfer new construction transactions that are under contract in escrow.
