This guide outlines the step-by-step process for canceling a property listing on the MLS in California. It ensures all necessary approvals, documentation, and system updates are completed accurately and efficiently. By following this process, you can avoid delays, maintain compliance, and ensure a smooth listing cancellation.
Step 1:
Make sure you have reported your listing in My Transactions in the Radius Dashboard.
The following documents must be uploaded into the file in My Transactions in the Radius Dashboard:
Residential Listing Agreement (RLA)
Agency Disclosure
Multiple Listing Service Addendum (MLSA)
Possible Representation of more than one buyer (PRBS)
Seller Advisory (SA)
MLS report
Modification of Terms (MT) if applicable
Step 2:
Prepare and send the CAR form COL (Cancelation of Listing) to the Principal
Fill out the CAR form COL (Cancelation of Listing) form
Send the form to the Principal(s)/Seller(s) for signature via DocuSign
Step 3:
Obtain the Managing Broker’s signature after the Principal(s)/Seller(s) have/has signed
Please follow this order:
Submit to your Principal for signature first, then the Managing Broker
Once signed by the Principal, forward to the Managing Broker for approval and signature via DocuSign:

Once signed, you will receive a copy of the signed COL.
Step 4:
Verify that the COL form is fully executed with all required signatures
Upload the fully executed (signed) COL form to the file in My Transactions in the Radius Dashboard
Cancel the listing in My Transactions in the Radius Dashboard by changing the status of the file to “cancelled”
Step 5:
Please send the fully executed (signed) COL to your local Association and/or MLS, depending on which one you are a member of
Confirm that the MLS has received your COL and processed the cancellation request
Compliance and Best Practices
Timely Actions:
Ensure all parties sign the document in the order requested above, and update My Transactions in the Radius Dashboard accordingly.
Record Keeping:
Maintain a copy of the fully executed (signed by all parties) COL form and MLS cancellation for your records.
Final Check:
Ensure the listing is fully removed from the MLS, and transaction records in My Transactions in the Radius Dashboard reflect the cancellation.
