The Commission Disbursement Authorization (CDA) is a critical document that outlines the financial details of a real estate transaction. It includes the relevant parties, sale information, and precise instructions for disbursing commission payments. CDAs help ensure you get paid accurately and on time.

Below is a breakdown of what to expect on your CDA when working with Radius.


🧾 CDA Layout Overview

Top Left Section: Transaction Details

  • Property Address
    The exact address of the property tied to the transaction.

  • Seller Name
    Identifies the individual(s) selling the property.

  • Buyer Name
    Lists the party purchasing the property.

  • Sale Price
    The final agreed-upon price, used to calculate your commission.

  • Escrow Company
    The organization responsible for holding and disbursing funds.

  • Escrow Agent
    Your point of contact at the escrow company.

  • Escrow Agent Email
    Contact email for the named escrow agent.


Top Right Section: Representation & Commission Info

  • Close Date
    The date the transaction is officially completed. Commissions are disbursed based on this date.

  • Representation
    Indicates whether you represent the buyer, the seller, or both.

  • Seller Agent
    The agent representing the seller in the transaction.

  • Buyer Agent
    The agent representing the buyer in the transaction.

  • Compensation
    Displays the total gross commission for the transaction.



💸 Disbursement Instructions

The bottom half of the CDA contains a disbursement table, showing how the commission will be split and the exact dollar amounts each party will receive.

Radius’s portion may include:

  • Brokerage Fee/Split

  • Audit Fee

  • Errors & Omissions (E&O) Insurance

  • Outstanding Subscription Fees (as outlined in your ICA)

Example:
If the agent is on a 90/10 split, Radius will receive 10% of the gross commission, plus a $125 audit fee. If a $500 TC fee applies, it will be paid directly to the TC. The remaining balance is disbursed to the agent.


📌 Additional Information

Beneath the disbursement breakdown, you’ll also find:

  • Date and Approval Signature
    Completed and signed by Radius’s lead auditor upon issue.

  • Escrow Contact Info
    Includes a phone number for wire confirmation, corporate mailing address, and email for additional communication.

⚠️ Important Note:
Radius only accepts wire transfers for all transaction types except leases and referrals. Checks are not accepted for purchase or sale transactions.
