The Keyword Ideas tool within the Optimization Hub provides suggestions for popular keywords that top-ranking competitors in your overall search area and your neighborhood use in their titles and descriptions. By integrating these keywords into your own listing, you can improve visibility in search, appeal to more guests, and boost overall performance.

Optimizing your listing with strategic keywords has a big impact:

  • Better Ranking & Visibility: Airbnb listings with relevant, descriptive keywords tend to show up in search results. For example, if a guest’s search includes “hot tub”; listings with that keyword in their title are more likely to show up -

  • Higher Click-Through Rates: Keywords like “5 Mins to Downtown” in the title instantly communicate key features guests are looking for, increasing the likelihood of clicks.

  • More Accurate Guest Expectations: Clear, keyword-rich descriptions set the right expectations, leading to better reviews and fewer cancellations.

  1. Go to the listing you want to optimize

  2. Click the “Optimization” button

  3. Select “Keyword Ideas” from the left-hand menu

We’ve simplified the process into 3 clear phases:


🔍 Phase 1: Discover Keywords Relevant to Your Listing

  • Browse the keywords top-ranking competitors are using in both their titles and descriptions

  • Look for words and phrases that apply to your space, amenities, or unique features

  • Click the column headers to sort by Suggestions, ADR, Avg. Occupancy, or Page (Avg.)


✏️ Phase 2: Add Keywords to Your Listing

Use relevant keywords in your title and description—naturally and without overstuffing.

  • Use the “Title Examples” or “Description Examples” for inspiration.

  • Click the copy icon to grab example phrases

  • Make sure your updates match the tone of your current listing

⚠️ Don’t forget: You'll need to update your listing on Airbnb or your PMS to apply the changes.


🔁 Phase 3: Test, Refresh, and Repeat

  • After you update your listing, a journal entry will automatically appear in your A/B Testing section the following day.

  • Track how your changes affect visibility and performance

  • Click the Refresh icon to pull new keywords based on seasonal trends or local events

  • Aim for a description length of 800–1200 words to improve impressions and search visibility

  • Use bullet points to make your description easier to scan and highlight key features

  • Align your photos with the keywords you highlight (e.g. if you say “amazing view,” show it!)

  • Keep titles punchy: Put high-impact keywords first in case they get cut off

Are the description keywords limited to Airbnb's 500-character summary?

No. You can use them in all parts of the description under “About this space.” - see below)

How are the keywords selected?

We analyze Airbnb listings similar to yours (location, bedroom, guest count) from the first 3 pages of search results, and display the most common keywords gotten from their titles and descriptions
