Understanding Suburb-Based Comparable Results

The results for comparable properties are now categorised into two distinct groups: This Suburb and Adjoining Suburbs. This separation helps clarify market data by showing comparable based on their geographic location relative to the property being proposed.

Feature Details:

  • This Suburb: Displays comparable located within the same suburb as the property in the proposal.

  • Adjoining Suburbs: Shows comparable from neighbouring suburbs adjacent to the suburb of the proposed property.

Example:

If you are creating a proposal for a property located in Cremorne:

  • If there are 25 comparable within a 2km radius, but only 10 of those comparable are in Cremorne, those 10 will be listed under This Suburb.

  • The remaining 15 comparable, located in neighbouring suburbs, will appear under Adjoining Suburbs.

Benefits:

  • Allows for clearer data separation by showing how a property compares to others in the same suburb and in nearby areas.

  • Improves the relevance of comparison results when preparing property proposals.
