Turn on all lights in any of the amenities and/or units you will be showing π‘
Leave them all on until finished with the tour, as light from other rooms can affect the visual appearance in a different room
Open all blinds, straighten the cords, and adjust the hang evenly
Turn ceiling fans on to medium or low
Close doors to pantries, hallway/coat closets, and laundry room πͺ
Bedroom closet doors can be left open
Set microwave and stove clocks, or at least press the cancel button to stop the flashing π
Put all toilet seats down
For model units - straighten the pillows on the couches ποΈ, the hanging towels in the kitchen, hangers in closets, and the bedding and rugs ποΈ
Turn on all decorative lamps
Be sure youβre using the stabilizer that was provided
Always use a fully charged stabilizer for the best performance
Double-check that the clip-on lens is not creating a black shadow in the corner of your frame, or causing blurriness

Landscape Mode - Recording in landscape mode allows you to capture so much more in one shot than portrait mode does. To give your audience the best experience with your video, we always recommend recording in landscape mode!
Slow & Steady - Walk at a slower pace than normal to ensure you are allowing the technology to buffer for the best user experience. πΆ
Entering an Apartment - Always start your tour by entering the apartment outside in the hallway and include the unit number if possible. This gives your viewers a sense of truth and really allows them to get a feel for their future home and the exact unit they are going to be living in! π
Stand and Pan - Side to Side - The number one trick with hosting a great quality tour is to stand in the corner of a room and pan from left to right, or right to left the whole room.
Stand and Pan - Up to Down - Another way to stand and pan to add in features like crown molding or hardwood floors is to stand in a far corner, start at the upper left corner of a room, and pan across the room while slowly tilting towards the hardwood floors. This is going to allow your viewer to see both the crown molding, the entire room you are showcasing, and the hardwood floors in one clip.
Transitions from Room to Room - Always be sure to start your next room facing the room that you just came from to help the prospect understand the space transition from one room to the next. This creates a great flow and allows your viewers to follow along as to how the layout flows as well.
Mirrors - Have a bathroom with a large mirror and no matter what you do you catch yourself in a shot. This is what your viewers want! They want you to be real with them, just smile or wave π and move along to the next clip. If you can't avoid getting yourself into the mirror shot just own it!
Ending Outdoors - Always end your video on a positive note. No one wants to end on a closet or a bathroom shot. Give the viewers a wow moment of the city skyline ποΈ off of their balcony or the view of their pool π out of their bedroom window.
Eliminate any background noise - Once you start recording your video, it should automatically be muted to eliminate any background noise. However, if you have background noise in your video, we do have a way for you to mute an already recorded clip! π
Individual Clips - Creating individual clips of each room is going to make the most of your video without taking up too much time. π¬
2-minute rule - Most adults lose interest within the first couple of minutes. Make the most of your videos and make them short and sweet. Instead of making a video of the entire property with amenities and a complete apartment overview, create two separate videos to keep users engaged. π
