Here are some Best Practices for Live Video Tours! 📹 ✨
Before your Tour:
Turn on all lights in any of the amenities and/or units you will be showing 💡
Leave them all on until finished with the tour, as light from other rooms can affect the visual appearance in a different room
Turn ceiling fans on to medium or low
Open all blinds, straighten the cords, and adjust them to hang evenly
Close doors to pantries, hallway/coat closets, and laundry room 🚪
Bedroom closet doors can be left open
Set microwave and stove clocks, or at least press the cancel button to stop the flashing 🕐
Put all toilet seats down
For model units:
Straighten the pillows on the couches 🛋️
Straighten the hanging towels in the kitchen
Straighten hangers in closets
Straighten bedding and rugs 🛏️
Turn on all decorative lamps
Be sure you’re using the provided stabilizer you were provided!
Always use a fully charged stabilizer for the best performance
Double-check that the clip-on lens is not creating a black shadow in the corner of your frame, or causing blurriness
During Your Live Tour:
First - introduce yourself! Prospective Renters want to get to know you, the person that is helping them find their perfect new home!
Slow & Steady - Walk at a slower pace than normal to ensure you are allowing the technology to buffer for the best user experience 🚶
Entering an Apartment - Though you may start the Live Tour from the kitchen island, be sure to head outside the front door and enter the apartment as though the prospect is physically there and doing the same. This gives your viewers a sense of truth and allows them to get a feel for their future home and the exact unit they will be living in! 🏠
Stand and Pan - Side to Side - The number one trick with hosting a great quality tour is to stand in the corner of a room and pan from left to right, or right to left to capture the whole room. Add in a diagonal pan from crown molding to hardwood floors to capture all the finishes!
Transitions from Room to Room - Always be sure to chat with your prospects as you walk from room to room or even take a moment to switch the camera view back around to give that added personal experience. You will then start your next room facing the room you just came from to help the prospect understand the space transition from one room to the next. This creates a great flow and allows your attendees to follow along as to how the layout flows.
Mirrors - In a Live Tour it’s very likely that you’re going to get caught in the reflection, no worries! Just wave and continue on your tour, your prospects will love the behind-the-scenes view!
Outdoors - Be sure to give your attendees a view of the outside - whether that’s from the balcony, patio, or exterior window. No one wants to end on a closet or a bathroom shot.
Close the Lease - when you’re done showing your prospect around the home and/or amenities, be sure to go back to selfie mode, converse with your prospect, and ask for the lease! After the amazing tour, you just gave them, you know they want to apply.
