Origin Easy Refi submissions

A run through of the Origin 'Easy Refi' Loanapp submission

If you have a Refinance where:

  • your refinance provides a financial benefit to your applicants (eg lower monthly repayments) AND

  • the Origin refinance rate is lower than the applicant's current interest rate

  • the Origin P&I repayment is lower than the existing P&I repayment (or equivalent, if the existing is IO), and

  • there has been no arrears on the existing mortgage

Then you can choose the Origin Easy Refi Journey, which requires less data and fewer supporting docs - submissions and approvals are faster and easier 🀩

The Origin Easy Refi is available on Standard Residential Mortgages, and SMSF.

The Easy Refi Journey

When you create a new Loanapp record, your should choose the Easy Refi journey:

This will launch the Easy Refi Loanapp, which is a faster (less data) submission to Origin.

The first page in Loanapp is the Setup Page - this is where you enter all the high-level detail about the application, and also add in your Applicants. You will note the Purpose will be pre-set to "Refinance"; and also a number of Attributes on the setup which you can use if needed (eg SMSF): On the side is a menu which allows you to click through to other sections in the application:

A key section in the Setup is your Applicants section, where you add your applicants. you need to add applicants, click the ADD button and you will be able to add Person, Company or Trust Applicants.

When you have completed your Setup page, click through to the Applicants Page, which captures all the relevant Applicant details such as DOB, Contact details, Residency Status, Employment, Proof of ID. You will notice in the Easy Refi, you are not required to complete the Household details:

Digital Services

The Origin Loanapp has some digital services built into it, which you can use when creating your application submission. The digital services that are available are:

  • Digital Consent

  • Digital Verification of Identity

  • Bureau Check

  • Valuations

  • Docusign (on your Application Forms)

Origin would like it if you use these services, however you will find that they will mostly be optional in the Origin Loanapp interfaces.

Digital (or manual) Consent

You must register you have received your applicant's consent for the loan submission activities such as Bureau check. This can be done in two ways in Loanapp.

The Consent is captured in the "Other Details" on the Applicant's page:

Manual Consent

If you already have your applicant's consent, you can simply say "Yes" to the consent toggle; and then add the date you received the consent. Note that it must be a date within the last 60 days in order to be able to submit the application.

Digital Consent

The Digital Consent is a convenient method for your applicant/s to confirm their Privacy consent for the sharing of their data in order for Origin to fulfil assessment activities; and it 'time-stamps' the applicant's consent. You can use this service in your Origin application, if you wish.

The Digital Consent widget is found on the Applicants page. You can trigger the digital consent when you have completed all of the data in the Applicants section, and importantly have completed the email & mobile details of your applicant.

Digital Verification of Identity

The Digital Verification of Identity is a service that you can use in the Origin Loanapp to verify your Applicant's identity.

The Digital ID Verification widget is found at the bottom of the Applicants page.

You are able to manually trigger this service, if you wish to use it. To do so, click open the ID verification widget, and click "request":

Once you have requested the service, the Widget will send the request to your applicant/s mobile phone. When your applicants complete the service, the report will be sent back to Loanapp for you to be able to review/download and use in supporting documents.

Financial Position

When you have completed your Applicant details, you are able to then complete their Financial Position.

Note that for the Easy Refi, you are not required to complete the Living Expenses section.

Note for the Easy Refi, Origin only wants you to complete the Property Asset you are refinancing, and the related Mortgage. You are not required to enter any other assets or liabilities for an Easy Refi submission.

Credit Bureau Check

The Origin Loanapp incorporates a Credit Bureau service, which you can trigger if you would like to use it. The service is found on the Financial Position page:

If you would like to order a Bureau report, click open the widget, and click "request":

Once completed, you will have access to the Bureau report by clicking the details button in the digital widget:

The report will also be sent to supporting documents for you to use there.

The Security Property must be "Owns Existing Mortgage"

Your security property will have populated from the Financial Position, with the transaction type of "owns existing mortgage". You are able to click open the record to view/edit the detail if you need to:

Order a valuation

The Origin Loanapp allows you to order a valuation for your security property. The valuation service has logic that will determine if the security property can be valued via an AVM (instant) or require a desktop/full valuation.

The Valuation service is found on the Loan screen, below where you have filled in the details of your Security property (which will have populated from your Financial Position):

To order a valuation, you will need to have entered the details of your security property. Click open the widget, and click "request":

Depending on the valuation type that is returned, you will either get a quick (within a couple of minutes) report - or it may take a day or two if its a full valuation.

Note that if you order the valuation, you can submit before it is returned, and Origin will 'inherit' the order - and you both will get the response in your Loanapp record.

When the Valuation is completed, you will be able to download the Valuation report, which will also be sent to supporting documents, ready for you to view/attach to the supporting docs checklist.

Selecting your Product

Loanapp is powered by a Products Engine that can be updated at any time by Granite. This means that the Products, Rates, Fees and product features will always be correct in Loanapp.

You will select your Product (or Products) in the Loan section:

Note that Loanapp has some great functionality that filters the products so that they match the data that you have entered into the application. eg if you select Interest Type: Variable and Payment Type: P&I - you will only get product variations with these features.

If you don't see the product you are after...it will most likely be because your data needs to be reviewed.

Product Features, and Rate to Borrower

As a Mortgage Manager partner, you should ensure the rate to borrower is correct for your product offering. You will note that when you select your product, the Product features and Rate to Borrower will update to match the product.

Make sure you select features such as Offset and Redraw, if you want them.

Check the Rate to Borrower and also make sure that it is correct.

Fees

Origin publishes all possible fees for a product, but published them at $0. As a Mortgage Manager, you should check the fees, and then update any that you want to include with this submission:

Serviceability

The Easy Refi does not require serviceability to be run against your data - instead it checks that the new loan amount is the same (or below) the existing; and the new repayment is the same (or below) the existing. This is all you need for approved servicing for an Easy Refi 🀩

The Compliance Section

The Compliance section is a set of 'interview' questions that capture more information about your Applicant/s understanding of their application, preferences, retirement plans and other important compliance details.

Note that most of this section is mandatory and must be completed in order to submit.

The Summary Page

The Summary Page captures all of your application data on one page for quick review. If you notice anything that needs to be updated, an edit button on each section clicks you back through to the relevant area so that you can update the detail:

Documents (Print Forms)

The next section will present to you any Application or Print Forms that are available to generate for your application.

Print Forms can have conditional logic set on them so that they only appear when required. When you first get to this page, the documents will be listed but not yet generated:

You are able to generate and download each of these forms by clicking the Generate Documents button:

which will generate the documents and make them available to view and download:

Your application forms will be branded for your company branding.

Where available, you can use Docusign to have your applicants sign your application forms. If you would like to use this service, click "Request e-sign":

Otherwise, download each of the forms and have your applicants wet-sign the documents.

Note that all Application forms generated in Loanapp will also be sent to supporting documents

Generate Supporting Documents Checklist

The final section is the Submission section, with two Action buttons:

  • Generate supporting documents Checklist and

  • Proceed (submit).

Origin requires you to generate the Supporting Documents checklist before submitting your application.

Generate Document Checklist

Click the first button, "Generate Document Checklist":

This button will generate your supporting documents checklist on a new tab. The supporting documents checklist will be on the left, and you will upload your documents on the right, to then drag across to the checklist items on the left:

You can upload documents by clicking the upload button:

You must then attach documents to at least all the mandatory items on the checklist:

Proceed (Submit Application)

When you are ready (completed the application and attached all mandatory supporting docs) - you can submit the application to Origin.

Go back to Loanapp and click "Proceed":

You will get an error message if you havent yet attached all mandatory supporting documents.

After you have submitted

Once you have submitted, if you open your Loanapp again you will note that you can view all of the sections but they are now not able to be edited.
