The Omni Digital Services Dashboard can include integration with the various State Land Titles Offices and return/display Title Particulars in assessment workflows.
Where is the Title Search functionality available?
The Title Search Digital Widget can be enabled in the Digital Services Dashboard in Omni:
When you expand the Digital Services Dashboard, you will be able to see the Title Search as an available service:
When can I use the Service?
This will depend on your Lender Configuration. The Service can be configured to be able to be called At Request (ie triggered any time):
Or, Lenders can configure the Service to call automatically upon an event in the origination, such as submission of the application to Omni.
What gets returned in the service, and how do I view it?
When you have a successful Title Search, the widget status will change from Ready to Completed:
If you expand the Widget, you will then be able to see the Status of the Service Call:
And if you click the Details button, you are able to view/download any outputs form the service:
π Note that returned Title Search documents can be configured to automatically attach to a supporting documents checklist item.
Which Properties will be included in a Title Search?
Any Security property will be a candidate for the Title Search, and therefore be made available for the service. As such, the Digital Widget will include all Security properties to be "available" to execute a Title Search for.
However, Lenders are able to configure logic, where appropriate, so that Title Search will only be executed on a subset of securities (eg Refinance properties only, as the Lender settlement agency handles Title Search on Purchases). In this case, the Digital Widget will note that the particular Security that is not to have a Title Search has been skipped:
And where the Lender logic deems that the property is not eligible/required to have a Title Search executed, you will not have the same controls on that property listing (ie you won't be able to request).
How long does a successful Title Search take to return Title Particulars?
The average response times for Title Search calls are within 5 seconds for most states.

Title Search Widget Controls and Statuses
The Title Search Widget is the control panel that allows you to request a Title Search, and see statuses and outcomes of the service. There are a number of controls and statuses to be aware of:
