Maintenance Settings gives you complete control over resident notifications and automatic work order creation for your community. It allows you to enable, disable, and customize resident notifications (including email and push notifications), as well as adjust the thresholds for which work orders are automatically created. You can manage maintenance settings in SmartRent by following these steps:
Click on the desired Community
Click Settings in the left sidebar menu
Click Maintenance
Make any desired notification and/or work order changes
Click Save
Work order and notification thresholds are the amount of time a sensor, device, or event must be triggered before it generates a work order and sends a notification to the resident, if desired.
Automatically Close After Day(s):
Automatically Close After Day(s) allows you to specify a desired time period before a work order type closes after its creation. You can choose anything between one and thirty days or never.
Notify When Complete:
The Notify When Complete section allows you to customize which Work Order Types generate notifications for your site teams. When enabled, SmartRent will send notifications to site teams when a specific Work Order Type is completed. To customize which users ultimately receive these notifications, check out our How Do I Customize Staff Notification Settings in SmartRent? article and navigate to the Auto-Closed Work Order Notifications setting.
Automatically Create Work Order After:
Work order and notification thresholds are the amount of time a sensor, device, or event must be triggered before it automatically generates a work order and sends a notification to the resident and/or site teams. The default thresholds are:
Humidity - 90% for 4 hours
Leak - 2 minutes
Low Battery - 30% or below for 24 hours
Temperature - 85 degrees F for 4 hours

Create Access:
If checked, the auto generated work order will also generate and assign an access code to a home’s lock so maintenance teams and vendors can perform the necessary duties. This function requires homes to be outfitted with Z-Wave locks and an online hub for the generated access codes to be remotely associated to the lock.
Notify Residents:
The Notify Residents section allows you to customize which devices and/or events (i.e. low battery or leak detection) generate notifications for your residents. When enabled, this will also notify residents when a desired Work Order Type is completed in their home.
If this is disabled, residents will not receive these notifications even if they have opted into receiving notifications on their end.
False Alarm Closure:
If a resident clicks the False Alarm button within the auto-populate email, the SmartRent-generated work order will be automatically closed.
