Leak Sensor Alerts and Activity - We have made some updates to our leak sensor alerts and activities to provide more clarity around leak alerts, logged activities, and automatically-generated work orders.
The default delay threshold for leak alerts has been reduced from 2 minutes to 0 minutes, meaning a leak alert will immediately trigger a work order creation. Previously, some clients had expressed confusion when a leak event was recorded but did not immediately result in a corresponding work order because the delay threshold was set to a longer duration, which had not been met. Site teams will still be able to adjust the default delay threshold to the desired duration using the existing dropdown.
We have also created new activity events for clarity. The activity log will show when a leak was detected, whether a work order was created for the leak, and if the leak was ignored. A leak would be logged as “ignored” if the leak did not meet the delayed threshold time selected or if a work order was already open for this device and location. If the leak was ignored, the activity log will also indicate the reason.
There may be an uptick in false alarm work orders due to this default threshold change. To help communicate this, we’ve added the following note when adjusting the threshold: “As the threshold is lowered, more work orders will be created, and some of those may be false alarms, but a lower threshold helps ensure that you do not miss actual leaks.”
Unit Status Report - Add Unit Status - You will now see a “Unit Status” on the Unit Status Report within the organization level reports. This column is turned on by default, but Org Admins can edit the report if they do not wish to include it.
Tracking Work Order Source - We have updated our source column logic on the work order list view. The new logic for the work order source is as follows:
If the work order is created manually, the source will show as “SmartRent”
If the work order is created via a Z-Wave device, the source will be listed as “SmartRent”
If the work order is created via a third-party device, the source will show as “[Third-Party Name]”
If the work order is missing all of the above but has a Provider ID, and it was synced by that provider, the source will show as “[Provider Name]”
Referral Partner WiFi 1.0 - Site teams can now enable Resident WiFi in SmartRent Manager to inform residents about their WiFi availability. When this is enabled, the resident welcome email will include a section with a “Sign Up for WiFi” link that gives instructions on enrolling. Although this email will not call out a specific internet service provider, Aerwave will be the only provider available at launch.
To enable Managed Resident WiFi:
Select Settings on the left-hand navigation
Click Community WiFi
Enter the internet service provider’s sign-up URL
Click Save
For this functionality to work as intended, the user must populate the correct URL within SmartRent Manager.
Bug Fix: We have fixed a bug that was preventing Maintenance Access from showing on the activity log. This feature now works as intended.
Self-Guided Tours 2.63
Features
Multi-Community Tours and Prospect Work Hub - We have added functionality for you to easily manage incoming leads from multiple communities, as well as quickly provide support for any active tours, all within the newly added Tours Hub.
To access the Tours Hub, organization admins must navigate to Settings → Roles → select the role of the individual(s) they want to give Tours Hub access → scroll to Tours and select both view dashboard and view hub (the Tours Hub will not show unless both permissions are selected) → scroll to the bottom of the page, and click Update.
Once updated, to view the Tours Hub, navigate to Reports → Tours → select the Tours Hub tab.
RentCafe Integration - Send Prospect Information - You are now able to send prospect and tour information directly from SmartRent to RentCafe without having to sync the information through Yardi. To use this feature, navigate to Property Settings → Tours → enable Send Tours to Provider → enter the RentCafe Property Code → click Save.
Tours Dashboard Enhancement - We have added “Tour Codes Viewed” as a new metric within the Tours Dashboard, providing more insight into the number of prospects who physically showed up at the community and viewed their access code to tour the unit(s). This will help you better understand the conversion rate between scheduled tours and completed tours.
Alloy Parking 1.19
Features
Entrata - Vehicle Import - This integration makes it easy for community managers who use Entrata to integrate with Alloy Parking. Enabling this integration will allow for automatic sync between Entrata and Alloy Parking to import vehicle information. Vehicle information and records are imported from Entrata, so that community managers no longer need to manually input twice. To allow this vehicle import sync (after enabling Entrata on SmartRent Manager), go to Settings -> Integrations -> Entrata, and then click on Sync to enable.
Entrata - Reservation Sync - This integration will allow for automatic sync between Entrata and Alloy Parking to pull resident space assignments. Resident space assignments are automatically synced hourly from Entrata to Alloy Parking, reducing the need for manual entry and allowing for greater convenience for site teams at communities using Entrata. To enable this reservation sync (after enabling Yardi on SmartRent Manager), go to Settings -> Integrations -> Entrata, and then click on Sync to enable.
