Automated Listing Removal with no EPC

Under the Energy Performance of Buildings (England and Wales) Regulations 2012, a valid EPC rating must be included, within 28 days of listing, in any marketing materials for the sale or rental of a property.

In most cases, when adding a property to Street the EPC will automatically populate, thanks to our inbuilt EPC Register Integration, ensuring you remain compliant. However, in cases where we've been unable to find the EPC details, for example a new build, you will need to manually enter these details. In cases where you have listed the property but are still waiting on the EPC details, you can enable a feature to automatically low profile the property if there is still no EPC after 28 days.

Note - The listing itself is not removed, it is just low profiled and removed from the portals.

Enabling Auto Property Withdrawal

To enable auto property withdrawal, head to Settings (left side panel, at the bottom) > Company Settings > General Settings > and toggle on the 'enable auto property withdrawal' option.

Note - You will need to be a Company Admin to access the company general settings.

Once enabled, any new properties listed without an EPC will show a warning banner at the top of the property page highlighting that the property will be low profiled after 28 days, which will decrease as each day passes.

Managing Listings with no EPCs

You can easily track any properties missing an EPC from the Properties table on the left side panel, under the Listings with no EPC tab.

Additionally, you'll see a section within your Tasks in the Property Compliance card for 'active listings without EPC' to keep a track of.

What happens if a listing passes 28 days without an EPC

After 28 days of a listing still not having an EPC, that listing will be low profiled automatically, with logs added to the activity stream.

Note - If a property is automatically marked as low profile for missing an EPC but you choose to manually un-low profile it, Street will not low profile it again after 28 days.
