In Australia landlords will issue a room condition report prior to or on a tenant's lease start date. This is a legally bidding document which forms part of your lease agreement. You can refer to this link in Victoria as an example: https://www.consumer.vic.gov.au/housing/renting/rent-bond-bills-and-condition-reports/condition-reports
The Switch uses a digital platform called Inspection Manager to manage all our tenants' check-in and check-out condition reports.
What do you need to do?
You will receive an email upon your check-in date for you to review your room condition report. Please read through this report carefully and item by item. Mark or make a comment on where you have something to add. You can also take photos on items that you may disagree with the description on the condition report.
You are required to send back/confirm the report within the required timeframe to us. Failing to do so we would consider you have agreed to our report.
Please feel free to reach out if you have any questions regarding your room during this timeframe.
Once agreed, this report will be used for your upcoming room inspections. During your check-out process the report will be used to verify if the room has damages or anything that may incur a cost to you.
