To ensure a timely processing of your bond refund, it is important for you to cooperate with The Switch to complete your check-out inspection prior to your departure. We will use the condition report agreed upon your check-in (plus any amendments during your lease term) to determine the conditions of your room/apartment.
Should there be any damage or cleaning charges agreed by both parties, you will have the option to pay such charges directly to The Switch or for these charges to be deducted from your bond. Please confirm with our staff when you receive these invoices.
If your room/apartment has been kept to the standard described on your condition report and no charge is incurred, we will start the refund process right after your departure.
Please note each state has its own process so make sure you refer to the state/city that is relevant to you:
Western Australia (Perth)
Prior to your bond refund please make sure you have your current email address and mobile phone number (Australian number) with The Switch. You can easily confirm this via your signed copy of lease agreement or send a quick message to us via The Switch app. When we initiate the refund process it will take the below steps:
DMIRS (BondsOnline) will send you an email for your bond disposal;
Follow the email instruction to get a one time text code to proceed;
Login to confirm details are correct regarding this disposal/refund;
Enter your bank account details and postal address;
Confirm and you are done!
Please note the easiest way to get your money back is to have the bond refunded to your Australian bank account.
South Australia (Adelaide)
Prior to your bond refund please make sure you have entered your bank details on RBO. You can do this by logging into your RBO account and follow these steps:
Go to the RBO homepage.
Select the 'tenant' tab.
Select 'payment details'.
Enter your BSB and account number.
Select 'Save'.
The quickest way to get your bond money back is through electronic fund transfer which will normally take less than 72 hours. You can also choose to receive a cheque however that would take up to 10 business days. There is also an international bank transfer option however processing time will vary depends on which country your bank account is with.
Victoria (Melbourne)
You will receive an email from RTBA regarding the disposal of your bond once you have departed The Switch and if you are eligible for a refund. When we initiate the refund process it will take the below steps:
RTBA will send you an email for your bond disposal;
Follow the email instruction to get a one time text code to proceed;
Login to confirm details are correct regarding this disposal/refund;
Enter your bank account details and postal address;
Confirm and you are done!
Once confirmed, RTBA will process the payment within 1 business day.
New South Wales (Sydney)
At the end of your lease and once check-out inspection has been completed, our Sydney team will initiate the refund process it will take the below steps:
RBO will send you an email for your bond disposal;
Follow the email instruction to get a one time text code to proceed;
Login to confirm details are correct regarding this disposal/refund;
Confirm and you are done!
