How to use TAN throughout the entire listing process
Here are the different ways you can use TAN throughout the entire listing process, starting with the listing appointment.
1. Enter a Hidden Quiet Seller to gauge real buyer demand and win the listing or make a one-off sale.
What's the most powerful way to stand out from the competition and win listings (or make one-off sales)? It's to show sellers what they want to see: top agents with buyers interested in their property.
With a Hidden Quiet Seller, you get a list of agents with matching buyers. Plus, you get notified of any new matching properties added to TAN.
This means you can gauge real buyer demand without having to share property info with anyone.
It's great to have a valuable reason to contact homeowners/past clients. "Hey, the market is crazy. You mentioned you and your husband were thinking about selling at some point. Can I run this cool anonymous report against your property just to see what kind of buyer demand there?"
You can also add Quiet Sellers that are not hidden.
Do you have the listing (or trust the seller) and are looking for matches? To mutually connect with top agents that have matching buyers, enter it as a regular Quiet Seller.
Top buyer agents also get notified of matches on Quiet Sellers that are not hidden. That means either you or the buyer agent can initiate a conversation! This allows you to test pricing and get early feedback before you are ready to fully market and broadcast the property on TAN.
2. Send out a broadcast to all top agents in the region.
When you're ready to market the property, broadcast and reach all top agents in the area. Agents with matching buyers get notified of the broadcast, plus any new information.
Once you broadcast the property, you'll receive Activity Reports. These reports contain up-to-the-minute data on how your broadcast properties are performing. They appear on your dashboard, and you can share them with your clients to show them how hard you're working for them.
3. Rebroadcast updates whenever you need to
If you add your property to TAN at least 3 days before it goes active on the MLS, you'll have an added benefit. You can broadcast updates later and communicate with top agents, even when the property is on the MLS.
After your initial broadcast, you'll be able to send out a second broadcast for important updates. For example, you didn't get the professional photos until a week later? You could add them afterward and improve the listing.
Having a hard time selling an on-MLS property, and the seller is getting anxious? Offer an incentive to TAN members with buyers without publicly advertising it.
Ready to reduce the asking price by 5% or more? You can instantly inform interested buyer agents of the upcoming price drop.
Anytime you take the property off the market or put it back on, you can send an update.
