Comp Sets

What a comp set is in Adapt, how it powers the comparisons you see across the product, and how to customize and activate your comp sets.

A comp set is the group of competing listings Adapt compares your property against. It powers the comparisons you see throughout Adapt, including the calendar, Performance, and the Comp Calendar.

You start with a comp set automatically. Adapt builds a default, AirDNA-suggested comp set for every listing. You can use it as-is or customize it.

Opening your comp set

Open a listing and go to the Comp Sets tab.

Customizing your comps

When you edit a comp set, you'll see two areas: My Comps (the listings currently in your set) and Available Comps (listings you can add). You can:

  • Search and filter available listings (by bedrooms, bathrooms, price, occupancy, and more) or pick them from the map.

  • Add or remove listings from your set.

For each comp you'll see its Revenue, ADR, Occupancy, Bedrooms, Bathrooms, Accommodates, Days Available, Revenue Potential, and Reviews.

How many comps you need

Include at least 5 comps to unlock performance comparisons. You can add up to 100.

Multiple comp sets and the active set

You can create more than one comp set with New Comp Set, or Link to comp set to reuse an existing one. Remember to Save your changes.

Each listing has one active comp set at a time, and the active set is what powers the comparisons you see throughout Adapt. To make a different set active, open its overflow menu and set it as the active comp set.
