Viewing Your Listings

The Adapt listings screen: the Table view (columns, filters, actions) and the Calendar view (rates, demand, bookings), plus how to open a listing.

When you open Adapt, you land on your Listings. Every connected listing lives here, and you can view them two ways: a Table view for pricing status and performance at a glance, and a Calendar view that shows rates, demand, and bookings day by day across your whole portfolio. From here you can turn pricing sync on or off and open any listing for a closer look.

Opening your listings

Click Adapt in the left-hand navigation. Your listings open in Table view by default. Use the toggle in the toolbar to switch between Table and Calendar views at any time.

Table view

Two columns are always visible:

  • Listing: the listing's photo, name, key details (bedrooms, baths, market), and the connected channel.

  • Price Sync: an On / Off toggle that controls whether Adapt pushes its rates to that listing's channel. See How Rate Syncing Works.

The rest of the columns are optional and can be shown or hidden. Available columns:

  • Strategy (shown by default): the pricing strategy applied to the listing: the strategy name, None if none is selected, or Set up if you haven't configured pricing yet. See Set Up Your Pricing.

  • Score (shown by default): your listing's Performance Score, a color-coded rating from Poor to Great.

  • Revenue (Mo): revenue for the current month.

  • Revenue (3mo) (shown by default): revenue over the last 3 months.

  • Revenue (6mo): revenue over the last 6 months.

  • Revenue (12mo): revenue over the last 12 months.

  • Goal (shown by default): progress toward your annual revenue goal. You can add or edit a goal right from this column.

  • Occ. (7d): occupancy over the next 7 days.

  • Occ. (30d) (shown by default): occupancy over the next 30 days.

  • Occ. (60d): occupancy over the next 60 days.

Tip: hover over a revenue or occupancy value to compare it against your comp set average. Hovering over a Goal value shows your current-year progress toward your goal.

Customizing your columns

Use Column settings (the gear icon in the toolbar) to show or hide any of the optional columns.

Finding a listing

  • Search by listing name.

  • Filter by Price Sync status (All, Sync on, Sync off), market, submarket, or score.

  • Sort by clicking any column header.

Quick actions

Use the three-dot menu on any row to view the listing, view its performance, update its strategy, manage its comps, or start and stop sync.

Calendar view

Switch to Calendar view to see your whole portfolio day by day, with each listing as a row and each day as a column. You can scroll up to two years ahead; use the Today button or the date picker to jump to a date. Past dates aren't shown.

What each day shows

  • The recommended Adapt rate for that night.

  • Reservations, shown as pills with the channel, revenue, and dates. Booked nights are marked with a dot.

  • Minimum night stay, shown with a moon icon.

  • A Rules Overridden badge on any night where you've overridden your strategy.

Demand heatmap

By default the calendar is shaded by predicted demand, from Low to High, so you can spot high-demand dates at a glance. Switch between Standard view and Heat map view in Display Options.

Display options

Open Display Options (the gear icon) to choose what appears on each day: Rates, Reservations, Minimum Stay Nights, and Overridden Rules.

Working in the calendar

  • Click a day to select it, or click and drag to select a range of days.

  • Click a reservation to see its details.

Opening a listing

Click any listing, from either view, to open it. Inside, you'll find tabs for the listing's Calendar, Overview, Performance, Reviews, Comp Sets, Comp Calendar, and Settings. See The Listing Calendar and Set Up Your Pricing to go deeper.
