What is Lead Central?
Lead Central is where you view and organize all of your leads.
This page is the default page that you see after you log into BoomTown, where can take actions on your leads -- such as logging calls and sending an email-- but also gives you the ability to perform a Best-Fit lead search, tag and segment your leads, as well as send targeted mass emails.
As a Broker/Admin user, you have access to viewing all leads associated with your platform and can filter your lead list by the Agent drop-down on the left side of the page.
You have the option to customize the columns you see on your Lead Central page.
The default columns that will always display are Lead Name, Category, Latest Communication, Take Action, and Last Visit. All others can be toggled off or on through the check boxes at your convenience, in the Show/Hide Columns drop-down menu on the right-hand side of Lead Central.
You can also sort your lead list by most of the column headers.
Simply click a column header to sort your list based on that attribute, and click the header again to reverse the order.
For example, click Lead Name and your leads will be sorted A to Z by last name. Click the column header again and your leads will be sorted Z to A by last name.
You can currently sort by all columns except the Visits Props Favs column.
Accessing Lead Central
Lead Central can be accessed by opening the navigation menu and clicking on the Lead Central option.
Lead Central is also the default page for your CRM, so it should display automatically each time you log into your account.

How to Add a Lead
If you have a new lead that you'd like to add to the system so that you can communicate with them, this can be easily done through a few locations:
1. The '+ Add a Lead' option in the left-hand menu bar of your account.
2. The 'Add a Lead' icon located at the top of the page.
3. The 'Add a Lead' button in the right-hand footer of the page.
Once you select to add a lead from one of those three locations, you'll be taken to a page where you can input the lead's information.
At a minimum, you must enter a First Name, Last Name, and Lead Source for each new lead. You can always go back and add more detail to a lead's profile once they've been entered into the system if you prefer.
Important: Once a Lead Source has been added and saved for a lead, there is no way to change or remove it.
Searching for Leads
If you'd like to access a specific lead's profile quickly, the best way to do so is to search for them by name, email address, or phone number through the global search bar found at the top of each page!
If your lead has a Transaction associated with their profile, you can also search the address of the Transaction in the global search bar!
Once you start typing the lead's information, the search bar will automatically populate a list of results that match.
As an Admin user, you'll have the ability to select and view all leads assigned to you, as well as all those assigned to other users in the company -- which will display beneath the All Company Leads area.
Once a lead is found, you can click on their name in the results and be directed to their profile!
Advanced Lead Filters
Both Agents and Lenders are able to filter leads by assigned Agent by simply selecting the Agent from the Agent drop-down.
To access the rest of your filters, click on the Advanced Lead Filters button in the left Filters panel.
If you don't see the option for Advanced Lead Filters within your Lead Central page, ensure that you have the right-hand criteria bar expanded to display the information. If you instead see an arrow, like in the screenshot below, simply click it to view the whole right-hand criteria panel!

Smart Segments
Smart Segments are essentially a saved search of a group of leads that share common attributes. A segment is a filter (or a set of filters) that reduces your entire database of leads to a targeted list.
Saved Smart Segments are unique to each individual account. There is no way to create a "shared" Saved Smart Segment.
Create a Smart Segment
Select from the left filters panel and Advanced Lead filters modal to start grouping leads together. Click on the Save Smart Segment link to the right of your selected filters at the top of Lead Central.
Give the Segment a name in the popup modal and click Save Smart Segment button.
Your Saved Segments will be listed at the top of your left filters panel, below the default segments.
Remove a Saved Smart Segment
If you would like to remove a Smart Segment that you've saved, simply hover over the Smart Segment in your left-hand menu bar, and an X option will display.
Select the X to remove the Smart Segment.

Above your Saved Smart Segments are default segments that BoomTown has put in place for your convenience!
Today's To-Dos: Calls | Filters to display only leads who have a Call type To-Do associated with them, due that specific day. |

These default segments are permanent, and there's no way to remove or edit them at this time.

Assigning a Lead to a Lender
You'll have the option under the Lender area to indicate a specific Lender to assign the lead to, the choice for No Lender, or selection of the Next Lender in Rotation to have the lead assigned according to the Lender lead rotation for the team-- which is the default.
There will also be a choice about whether or not to send your new lead a Welcome Email through the system. This will provide the lead with their login information for their account but can be left unchecked if you don't wish to have the email sent.
Once all the information has been entered correctly, select the Add Lead button to create your new lead!
Best-Fit Leads
Best-Fit Leads is a search that allows you to match leads to a specific property or specific set of listing criteria based on their website behavior. Leverage this data for:
Listing Presentations - show your client just how many leads you have at your access that are interested in their neighborhood or price point.
BoomTown Hot Sheet - Using the Hot Sheet, you can quickly access the most current market updates in your MLS and connect those properties to "best-fit" leads that you already have in the system. You can then use the targeted emailing tool to send a quick email to multiple leads at once letting them know about the property.
Properties about to hit the market - Know of a listing hitting the market soon? After searching for that property's attributes, such as price point and neighborhood, send an email to the best-fit leads alerting them of the upcoming listing.
How are Best-Fits Determined?
The BoomTown system uses an algorithm to determine Best-Fit Leads, which leverages the data known about each lead (properties they've viewed, their favorite listings, price points of those properties, etc.). That algorithm weighs a lead's recent activity on your site and calculates their Fit-Score based on three things:
Does a lead's on-site activity reflect someone who is ready to buy?
Are they looking at properties similar to this one?
Are they interested in this exact property?
Best-Fit Leads does not look at criteria selected in a lead's e-Alert.
The score will range from 1-100 and the higher the Fit-Score, the stronger the match between the lead and search criteria.

Filter to narrow down your lead list by the property attributes of listings that leads are taking action on.
Use the Fit-Score drop-down to narrow your search down to those leads that are the strongest match (higher score = better fit)
Send a Bulk Email to Best-Fit Leads
Click the Select drop-down to select all leads in the segment or all leads on the page.
Click the Email icon to display the email composition window where you can compose your email message.
In the email composition window, you will see an "On behalf of" option if there are leads selected that are assigned to other Agents.
Deleting Leads - FAQ
I want to delete a lead. How do I do it in the lead profile?
As there isn't a way to prevent an individual from visiting your public website, we don't have the option to delete leads -- since your lead can come back and sign up again, thus becoming another bogus lead for you or somebody else.
However, if ever a lead uses inappropriate or offensive language, or sends emails that are spam-like or phishy, please let our Support Team know-- we are able to make some exceptions in these instances, and request for this sort of lead to be removed.
If a lead is sending spam, and it's a lead you previously conversed with, it may be that their email account was hacked and they do not know it! If they are a lead that you'd like to keep in the system, we suggest you contact them to let them know that their email account is sending spam emails. It is possible that the lead can change their email account password to try to stop hackers.
Otherwise, simply put these leads in the Trash and pay no mind to them, in the hopes that they continue to be subjected to your brand and engage with you down the line!
If I place a lead in the Trash category, is that the same as deleting it?
Putting a lead in the Trash category will not remove the lead from the system, however, it will keep the lead out of sight, and out of mind, so that you can ignore it.
We’ve seen many times that leads submitting bad contact information wish to be left alone, and then turn into clients when they’re ready to speak with someone. Given the longer average life cycle of leads generated online, deleting these leads could prove to be a costly mistake.
