How to Create Text Templates

Text Templates are a great way to communicate with your leads quickly!

Here are some best practices and our TCPA Resource Guidelines to review before setting up text templates!

BoomTown has provided you with a few templates to start with, but you can create and view your own by navigating to the Marketing section of your left-hand menu bar, and then selecting Text Templates.

On this page will be a list of all the Text Templates that you've created, those that have been shared with your Company, and those that are created by the Agents on your team.

To toggle through these, select the headings at the top of the page. To view and edit an existing company or personal template, select the name of the specific Text Template, and a modal will display where you can make changes!


As a Broker/Admin, while you are able to view the Agent Templates created by other users on your team, you will not be able to make edits to them.

In order to create a new Text Template, select the blue + Create New Template button toward the right-hand side of the page.


On the modal that displays, you'll have the ability to name the Template for internal reference, and enter the body of the text.

As a Broker/Admin, you'll also have the ability to create a Template to be shared with all the users in your company -- as a Company Template. If you select this choice, along with the option to show in the drop-down, all users in your company will be able to view the Template in their Text Templates drop-down menu when composing a Text in BoomTown.

Similar to an individually composed text message, each Text Template will have a limit of 1600 characters.

The Template Text drop-down in the right-hand corner above the Text Body field allows you to enter Templates that will populate with lead and company details automatically, to personalize the text each time it's sent to a different lead.

For example, the {VisitorFirstName} will automatically pull in the appropriate lead first name when the particular Template is being used.

Lender Admins Please Note: As a Lender Admin, while you are able to view the Lender Templates created by other Lender users on your platform, you will not be able to make edits to them. You'll also have the ability to create a Template to be shared with all the Lender users on the platform -- as a Company Template. If you select this choice, along with the option to show in the drop-down, all Lender users on the platform will be able to view the Template in their Text Templates drop-down menu when composing a Text in BoomTown.
