Creating a Custom Ad
The Custom Ad Builder enables Agents and Broker/Admin users to create custom advertising campaigns to drive traffic to any landing page, blog post, or search destination on your website. With this powerful tool, the Lead Generation possibilities are endless!
Promote your Virtual Open House: Let visitors know they can attend Virtual Open Houses by driving traffic to the Virtual Open House listings on your website! They can view the photos in advance and see the Open House Event details right there so they know when and where to tune in!

Get Started
In the BoomTown CRM, click the Marketing Central tab located in the left-hand navigation menu.
Determine whether you want to build an ad using a static image or video.
Click on the Create New button on the Create A Custom Image Ad or Create a Custom Video Ad tile.
Set up your Program
Facebook Settings
Your Real Estate Source will be the default company if you haven’t linked your Business Facebook page. To run campaigns on your own page, be sure to link your own Facebook page prior to setting up this campaign.
Consumers can still interact with these campaigns, if you use the default/fallback page you will not be able to see engagement with or respond to comments on your campaign, so using your business Facebook page is far more beneficial than using the default company.
Creatives
Body Text: 125 characters maximum.
Headline: 40 characters maximum.
Description: Optional. No character limit. Text may be truncated or not included on some placements.
Select your image or video from the gallery. You also have the ability to upload images and videos to the gallery.
Specifications for Static Images:
Images that consist of more than 20% text may experience reduced delivery. We recommend a square image 1:1, 1000x1000 or larger for best performance. |
Specifications for Videos:
Video thumbnail images that consist of more than 20% text may experience reduced delivery. We recommend a video that is less than 30 seconds for best performance. |
Select the Base URL
Company Website -- select this option if you would like to direct traffic to the top-level domain.
Agent Website -- select this option if you want to direct traffic to an agent website or sub-domain.
Paste the Destination. (This is the portion of the link you copied in WordPress.) This is the portion of the URL that comes after the .com for the page to which you wish for your ad to direct. For example, for www.boomtownroi.com/contactus, you would include only: contactus/ in the Destination field.
Pick call-to-action text that will display on the ad and take visitors to your website when clicked.
Select your Target Audience
For Brokers: Geo Only*: The center point of the radius for the Geo target is the same center point referenced in the map view on your BoomTown site. Lead Reengagement: Select this to focus on your database.
Geo + Leads: Select this to include the radius center point for your website, plus the inclusion of your database. Radius targeting is not included in a Lead Reengagement-only audience.
The radius center point for your website and Geo Campaigns are determined by the Map Latitude and Longitude coordinates added during the Implementation of your BoomTown website. This may be your office location or an alternative location center point. To update these coordinates, the Contract Holder or Website Contact can submit a case with our Support Team. |

Set your Schedule & Spend
In the next section, you can decide how you’d like to pay for your campaign by selecting a Recurring subscription or One-time payment.
One-time payments - you will be able to select a date range and total Ad spend for the Campaign.
You can adjust the Ad spend by sliding the blue button to adjust the amount to fit your budget.
The minimum spend for the one-time payment option is $150.
Recurring Subscription - you will be able to select a start date and monthly spend for the Campaign.
Enter your payment information and click Next.
From here, you’ll check out and review your Ad before launching your campaign.
