Overview

Marketing Central is a full-service dashboard that will allow you to create, edit, and assess marketing efforts from within the BoomTown CRM. Within the dashboard, programs are built and paid for at the individual level user level allowing users who want to advertise to do so with their budget! Creating Ads in Marketing Central is quick and easy with no descriptions to write and no images to upload. We leverage BoomTown data to automatically set the audience targeting depending on campaign type to ensure you get great results. Our technology allows you to create Retargeting campaigns that leverage the entire IDX feed, based on what the user has viewed. This is something that is not easy to do or accessible for most real estate businesses!

Do you have a new listing that you want to sell quickly? Consider using the Promote Listing blueprint to attract buyers while maximizing exposure on Facebook and Instagram. You can also attract sellers by promoting your Sold properties using the Promote Solds blueprint. These types of ads are instant and can help you promote your business with minimal effort.


Some of Marketing Central’s campaigns are designed to better nurture leads into opportunities like the Re-Engage ads. If you have a large database with leads the Re-Engage Ads can help you drive NOW Wall activity while the Turn Abandoners into Leads Ads can work toward providing additional leads for your BoomTown platform.

Keep in mind that the last two blueprints are only available to Broker/Admins users. When running these two types of ads for the first time, It should take less than 48 hours to post on social media sites. If there is a problem with the feed, it could take up to 72 hours. When posting these ads after the first time the ads will post immediately.


Getting Started

1. To access Marketing Central, navigate to the left side menu within your BoomTown CRM

2. You will be prompted with an authorization page, select the blue button to continue.

For Networked accounts. you will need to log out of Marketing Central before accessing from additional platforms. If you are not prompted with this authorization screen upon accessing from a new platform, you will be logged into the dashboard for the previous platform.


3. From here you will be prompted to Link your Facebook Business page.

All programs are based on MLS data, so keep in mind if sold data is not available in your market, the Promote Solds campaign will not be an option.

Creating ads in Marketing Central is as easy as 1, 2, 3, because there are only three steps! If you use the default settings this entire process can be completed in a matter of seconds. Each campaign comes with reporting so you can demonstrate to your listing clients that you’re driving direct traffic with specialized promotions.


The Dashboard

Provides a quick start menu to the different types of Ads a user can launch. This dashboard provides Agents all the data about their campaign. Broker/Admin users will have access to information about campaigns for all Agents.


Frequently Asked Questions

General FAQ

I'm not seeing my listings when I go to create an ad

If you aren't seeing your listings when attempting to create an ad, it could be due to one of the following:

  • You either haven't entered your Agent MLS ID or have the wrong ID entered in your Agent profile. To fix this, follow the steps below:

    • Back in your BoomTown account, click on your photo or the silhouette image in the upper right corner

    • Select My Profile from the drop-down

    • Scroll down to the Personal Info section and make sure you've entered your ID in the AgentMLS field

    • If your listings still aren't pulling into Marketing Central once your ID is entered, click here to contact us!

  • If the listing you are attempting to create an ad for is a brand new listing (added to the MLS the same day you are attempting to create this ad), it should appear in Marketing Central around 10am the following day.

  • It is possible the listing doesn't have data from the MLS on latitude and longitude values, which Marketing Central needs in order to create a target audience for a listing ad. Our Support Team can add these values to the listing so feel free to chat in to our Support team for assistance!

I paid for my campaign! Is it live?

Since the Marketing Central Performance report updates daily, it can take up to 48 hours for your campaigns to display in the report. With that being said, you can access a real-time status update on your campaign by following the steps below!

  1. In Marketing Central, click on the View Campaign Performance button in the top right

  2. Select your campaign in the table

  3. In the right modal, click on the Manage Campaign link towards the top

  4. Under the Ad Status column, you can hover over the dot to see the current status of your ad

IMPORTANT: Broker/Admin users that create Engage and Re-Engage campaigns can see up to a 48-hour delay in their campaign posting live. The good news is this should only be a one-time delay. Moving forward, these campaigns should post pretty quickly!


What source will leads registering through my ad come in under?

If you are a Broker/Admin user running a campaign to engage non-registered users, leads that register will come in under the source they originally came to your site from. Newly registered leads that are acquired through one of your campaigns will come in under one of the following sources

  • Promote Listings - BT_MRKTCENTRAL_LISTING

  • Promote Solds Campaign - BT_MRKTCENTRAL_SOLD

  • Re-Engage Your Leads (for Broker/Admin users only) - BT_MRKTCENTRAL_LEADS

  • Turn Abandoners into Leads (for Broker/Admin users only) - BT_MRKTCENTRAL_VISITORS

  • Create a Custom Image Ad - BT_MRKTCENTRAL_TRAFFIC

  • Create a Custom Video Ad - BT_MRKTCENTRAL_TRAFFIC

Will leads that register through my ad be assigned to me?

If you are an agent creating a campaign, yes! Visitors clicking on your ad will be taken to your agent subdomain and assigned to you upon registering. As a Broker/Admin, you'll have the choice of sending leads that click on a given ad to your agent subdomain or to the main company site to follow the lead rotation. This option will be one of the last steps, before submitting payment, when creating your ad.


How many leads / re-engagements can I expect with my budget?

Engagements and leads generated can vary by a wide variety of factors including database size, the listing(s) promoted, and market. Our beta group has seen very positive results, and we recommend testing with a budget you’re comfortable spending and leveraging our reporting to monitor the results.


How much money should I spend on my ad?

The minimum recommended spend is built into the programs of $50 per listing/sold promotion, and a $150 recurring budget for reengagement/abandoner ads (for Broker/Admin users only). It’s recommended to budget promote as many of your listings as possible to benefit from the consistency.


Can I go back and edit my ad?

For Listing campaigns, you'll be able to edit the Headline, Body Text, Description, and Destination (for Broker/Admin users only) after the ad is created. Broker/Admin users who create dynamic ads will be able to edit the Body Text after the ad is created. The other creatives are auto-generated from the property attributes. Follow the steps below to edit your campaign!

  1. In Marketing Central, click on the View Campaign Performance button in the top right

  2. Select your campaign in the table

  3. In the right modal, click on the Manage Campaign link towards the top

  4. Click on the enlarge icon.

  5. Click on the Edit Program button in the top right

Can I promote a listing video instead of a photo?

There currently isn't a way to swap out the listing photo for a video, but this is an option we're exploring!

How do I know which target audience to select and what is the center point for the radius?

Geo-Only*: The center point of the radius for the Geo target is the same center point referenced in the map view on your BoomTown site.
Geo+Leads Lookalike: The lookalike audience includes Facebook users whose online behavior is similar to the leads in your BoomTown CRM. This Target audience includes leads in the geographical location within your set radius AND Lead Lookalikes.
Geo+Leads Lookalike+Leads: Includes Geo, Lead Lookalike, and Lead Reengagement
Radius targeting is not included in a Lead Reengagement only audience. (Broker/Admins Only)

Select one group, any combination of Geo, Lead Lookalike, and Lead Reengagement, or all three.

*The radius center point for your website and Geo Campaigns are determined by the Map Latitude and Longitude coordinates added during the Implementation of your BoomTown website. This may be your office location or an alternative location center point. To update these coordinates, the Contract Holder or Website Contact can submit a case to our Support Team.

As a Broker/Admin can I upload images and videos to the MC gallery for my agents to use?

No, galleries in Marketing Central are specific to the individual user. If you'd like your agents to use branding images or company promo videos, each agent will need to upload the image/video to their own gallery.

Why can't I see the ads on my Facebook business page?

The ads run through Marketing Central do not display on your Facebook Business Page. If you would like to see what the ad looks like go to Marketing Central, click the "Create New" button on the ad campaign type you'd like to view, then click "Continue". Click on the three horizontal bars at the top left hand corner to expand the menu, then select "Programs". Select the ID number for the ad you'd like to view.

Billing FAQ

When will I get charged for my campaign?

You will get charged for your campaign within 24 hours. Once that transaction is processed, you will receive an email receipt confirming the transaction. It will go to the email that you use to log in to your BoomTown CRM. Note that campaigns can take up to 48 hours to start.


What do I do if my card declined?

You will know immediately when this happens. The best thing to do is to contact your card company or bank to confirm the reason behind the decline. It most likely needs your authorization to run the card successfully. Once that authorization is given, you can navigate back to Marketing Central and re-try
that payment!


Can this fee be added to my monthly BoomTown Invoice?

No, this fee is completely separate from any fees that are billed on a monthly basis from BoomTown. That includes CRM fees, BoomTown managed Advertising Spend, MLS and listing set fees, User fees, and Success Assurance (Real Contact) fees.


Can this fee be split?

No, this fee cannot be split and is billed separately from any monthly billing from BoomTown. Only one form of payment can be used for Marketing Central purchases.


How do I cancel an ad program?

Before canceling a campaign, please note that you cannot undo cancellations once they are submitted.

Additionally, once an order has been canceled, it is no longer accessible to our Support teams or our developers for further investigation or troubleshooting. For this reason, if you are experiencing issues with any of your ads created through Marketing Central, please contact our Support team before submitting any cancellations.

  • Navigate to the Marketing Central Performance Report page and click on the campaign row that you wish to cancel.

  • In the right panel that populates, click on the Manage Campaign link.

  • Click on the enlarge icon.

  • Click on the Cancel Program button in the upper right.

If I cancel, what happens to the unused campaign spend?

You are refunded any of the unused spend that is remaining the day you request cancellation. Ads will stop within 24 hours and subscriptions will not renew. Refunds may take 5-7 business days to process. A 10% cancellation fee is applicable to refunds and is based on the original purchase price. Note that you cannot undo cancellations once they are submitted. You would need to start a new campaign if you wanted to run more ads.
